About our flat roof survey in Rowner
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey mastic asphalt, upstands and outlets and felt flat roofs, and people most often book us about blisters and bubbles in the covering and cracked or split membrane.
In a smaller place like Rowner, some flat roofs sit in the open, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. A flat roof that still holds water days after rain is also worth a closer look.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common questions in Rowner
Will you come out to Rowner?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
How do I find out if my home in Rowner is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
How many years has my flat roof got left?
There’s no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.
Do you go up onto the roof?
It depends on what’s safe: on the roof where it is safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.
How fast do I get the report?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
What types of flat roof do you survey?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you do not know what your roof is, we will identify it on the day.
What do I do with the report?
The report arrives by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Different roofs, different checks
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.
Local flat roofs in Rowner
Rowner lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you live in an older home near St Matthew's, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Anyone responsible for a site like Bridgemary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Fareham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Rowner is about 2 miles north-west of Gosport, in Hampshire. Bookings from Rowner are handled just like any other: a call or an email, a price, then a date. Our Hampshire coverage includes Rowner and the places around it.
Flat roof surveys in PO13 and PO14 are booked the same way as anywhere else. If you need a flat roof survey at a property on Wych Lane, Camp Road and Keyes Road or a nearby road, we can survey it. We also cover Bridgemary (1 mile south-east), Peel Common (1 mile west), Crofton (1 mile west), Elson (1 mile south-east) and Lee-on-the-Solent (2 miles south-west). Within a short drive, we also cover Havant (9 miles east), Eastleigh (12 miles north-west), Horndean (9 miles north-east), Chandler's Ford (15 miles north-west), Hedge End (9 miles north-west) and Waterlooville (8 miles north-east).

The survey, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a smaller place like Rowner, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Before the survey
- Note where any stains or damp appear

Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- Parts of the roof that are not safe to walk on or view
- A structural engineer’s assessment of the deck
- The condition of the deck or insulation hidden under the covering
If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.
What this survey covers
- Single-ply membranes
- Upstands and outlets
- Mastic asphalt
- GRP fibreglass
- EPDM rubber
- Felt flat roofs
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

What else we do in Rowner
Leave it or get it looked at?
Standing water on a flat roof rarely sorts itself out. It usually points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Finding the cause now keeps more options open. In an older home around Rowner, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.
