About our flat roof survey in Havant

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you’re worried about splits and cracks in the covering and raised blisters across the surface, we can find out what’s behind it.

In a town like Havant, plenty of shops, schools and business units have flat roofs. Out of sight, they tend to be forgotten until a leak appears. A survey, or electronic testing where the membrane suits it, shows what’s going on. Tell us who manages the building so access to the roof can be arranged.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common roof problems in Havant

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

A survey can pick up problems such as:

  • Signs of deflection in the roof deck
  • Splits and cracks in the covering
  • Gaps at upstands and abutments
  • Failed seals around rooflight kerbs

For an older house near a landmark such as St Francis, flat-roofed rear additions and dormers added over the years are worth checking.

What to expect from a roof survey

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Havant, many roofs join a neighbour’s, so we look at what can be seen of the shared parts from your side. It is useful to know about previous repairs, leaks or recent work, so time on site goes where it’s needed.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Check the loft hatch can be reached
  • Mention any parking restrictions on your street
  • Make sure we can get to the back of the property

Advice

What we look for on each type of roof

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. Our report notes crazing, cracks and any likely entry points.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • File the paperwork for the roof and any repairs
  • Never stand on rooflights or fragile sheeting
  • Check new fixings through the roof are properly sealed
  • Book a survey every few years

Landlords, owners and managing agents can keep the report as a dated record of the roof. It’s useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Landlords, agents and block managers in Havant

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

Flat and commercial roofs around Havant

The coast is about 2 miles or less from Havant, where sea air brings more salt and stronger wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

With Warblington Castle about 1.5 miles south-east, the area around Havant has a long history. If your home is older, its flat-roofed extension or dormer may be on its second or third covering. Anyone responsible for a site like Trosnant Infant School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Havant: your questions answered

Is my home in Havant listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do roofs near the sea, like those around Havant, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How do you inspect a flat roof?

Where it is safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We do not walk on fragile rooflights or sheeting.

Which flat roof coverings do you cover?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

Does the report include photographs?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

How do I arrange a flat roof survey in Havant?

It is easiest to phone 07833 053749 or drop us an email. Give us the address and some details about the roof, and we will point you to the right survey. Surveys run on weekdays and at weekends.

Do you give a life expectancy for the roof?

We do not give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
