Landlord and commercial surveys in Denvilles

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the flat roof, with photographs, useful for planning maintenance.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Flat roof survey in Denvilles: what you get

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey single-ply membranes, EPDM rubber and mastic asphalt, and people most frequently book us about blocked or damaged outlets and signs of deflection in the roof deck.

In smaller places like Denvilles, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

After the visit, you get a report with photos, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

How the survey works

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes about one to two hours at a typical home, and longer for a large or complex roof. Homes around Denvilles frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

How the survey changes by roof type

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Felt and built-up roofs

On felt, the upstands and edge details often fail before the main surface. We check each one and photograph any that have split or pulled away.

What happens if roof problems are left?

Caught early, a split or open seam in a flat roof is often a small repair. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you’re dealing with. Around Denvilles, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Common roof problems in Denvilles

The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

Problems we come across often include:

  • Splits and cracks in the covering
  • Failed seals around rooflight kerbs
  • Loose or cracked edge trims
  • Raised blisters across the surface

If you own a rental within reach of Warblington station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Questions to ask before booking

  • How soon the report will arrive
  • Is there a chance to talk the report through?
  • Whether the inside of the roof is included
  • Are they insured for the work?

What’s in a roof survey

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • What’s under the membrane without opening it up
  • A promise that the roof will not leak in future
  • Parts of the roof that are not safe to walk on or view

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Common questions in Denvilles

Is Denvilles within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does being near the coast affect roofs in Denvilles?

Often, yes. Denvilles is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How do I arrange a flat roof survey in Denvilles?

To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

What does ponding on a flat roof mean?

Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. We record where it sits and the likely cause.

Which flat roof coverings do you cover?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

Do you check flat roofs for asbestos?

Our survey doesn’t include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will plan the survey around it.

Flat roof surveys in Denvilles: local notes

Denvilles lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. There are several hotels within about a mile and a half of Denvilles. If you look after one, a leak through a flat roof can put a room out of use.

Anyone responsible for a site like Warblington School will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. With Warblington Castle about 0.7 miles south, the area around Denvilles has a long history. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan.
