Flat roof survey in Leigh Park: what you get

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. If you are worried about water getting in at rooflights and outlets choked with leaves and silt, a survey will tell you what’s going on, on EPDM rubber, upstands and outlets and felt flat roofs alike.

Outbuildings, garden rooms and garages in places like Leigh Park frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It’s worth mentioning them when booking, so the visit can include them. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Flat and commercial roofs around Leigh Park

Leigh Park is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Historic houses such as Warblington Castle, about 1.9 miles south-east, show how far back building in the area around Leigh Park goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to St Francis: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Landlords with a home close to Havant station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Riders Infant School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Leigh Park is about 1 mile north of Havant, in Hampshire. We survey roofs in Leigh Park across London and South East England. We cover towns and villages across Hampshire, large and small. Portsmouth is in our area too.

We survey roofs across the PO9 postcode area for flat roof surveys and the streets around it. That includes homes and businesses on Riders Lane, Iping Avenue and Sunwood Road and the roads around them. Nearby, we also carry out flat roof surveys in Havant (1 mile south), Durrants (1 mile north-east), Denvilles (1 mile south-east), Rowlands Castle (2 miles north-east) and Langstone (2 miles south). Larger places within reach include Gosport (8 miles south-west), Fareham (9 miles west), Horndean (3 miles north), Hedge End (14 miles west), Petersfield (10 miles north) and Locks Heath (12 miles west).

Leigh Park: your questions answered

Do roofs near the sea, like those around Leigh Park, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Will you come out to Leigh Park?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you survey a flat roof on an office or unit?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so phone 07833 053749 or use the contact form with the address.

What does ponding on a flat roof mean?

Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Is a flat roof survey the same as a building survey?

No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

What this survey cannot tell you

It is a careful look at the flat roof, not the whole story. The main limits are:

  • Fragile surfaces, which we don’t walk on
  • A promise that the roof won’t leak in future
  • Testing older roof sheets for asbestos

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey before booking. What a survey covers and doesn’t.

Different roofs, different checks

Felt and built-up roofs

A felt roof frequently lasts around 15 to 20 years, though quality and upkeep make a big difference. Our report sets out its condition and the areas most at risk.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

How it works

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. A visit to a smaller place like Leigh Park is no different on the day: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Getting ready for the survey

  • Leave side gates unlocked
  • Agree roof access with the managing agent if it is shared
  • Clear the way to the loft hatch

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Ask whoever fits equipment on the roof to make good the covering
  • Note any new marks on ceilings beneath the roof
  • Check from a window for ponding after heavy rain
  • File the paperwork for the roof and any repairs

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photo of each defect, so others can follow it without going up to look.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

What affects the price in Leigh Park

A few things affect what a survey costs:

  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets
  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can safely be seen

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Flat roof survey starts from £150, including VAT.

What we need to know

Before you get in touch, it helps to have:

  • The address and postcode of the property
  • What made you get in touch
  • Photos of the roof, taken safely from ground level or a window
  • How the loft is reached, if there is one

Not sure which survey you need? It’s easiest to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will explain the options and the price.
