Gutter surveys near Leigh Park

How a gutter survey works in Leigh Park

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. Common reasons to book are gutters full of debris and silt and water backing up from a hidden gutter, on eaves gutters, fascias and soffits and valley gutters.

Houses in smaller places like Leigh Park can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Gutters out of sight from every safe viewpoint
  • The inside of buried drains
  • Blockages deep inside downpipes

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What our survey covers.

Roof types and parts we check

  • Downpipes
  • Fascias and soffits
  • Valley gutters
  • Parapet and box gutters
  • Outlets and hoppers
  • Eaves gutters

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What we look for on each type of roof

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

How the survey works

Once we have finished looking, we write up our findings as a photo-illustrated written report, emailed to you. On timing, most surveys take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In a smaller place like Leigh Park, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a photo-illustrated written report and recommendations.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Check pets are kept safely away

FAQs for Leigh Park

Will you come out to Leigh Park?

Yes, Leigh Park is on our map. Villages and rural addresses get the same survey as a town house.

Do you survey roofs for landlords with property near Havant station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Do you test soffits or gutters for asbestos?

No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Prices for gutter surveys in Leigh Park

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The type of building, from a house to a block or an office
  • How big the roof is
  • Building height and the viewpoints available
  • Basic, Standard or Premium

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Booking your survey

Some details help us suggest the right survey and price. When you contact us, tell us:

  • Anything about access we should know
  • Where water is showing inside, if it is
  • Any photos you have, taken from ground level or a window
  • What made you get in touch

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

What happens if roof problems are left?

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Tradespeople may need to travel further to a smaller place like Leigh Park, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Why us?

  • Drone flown under a CAA Flyer ID and Operator ID
  • Clear package prices, with VAT included
  • Photos and a written report every time
  • Thermal imaging and drone inspection where they help

Gutter surveys in Leigh Park: local notes

Leigh Park lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Historic houses like Warblington Castle, about 1.9 miles south-east, show how far back building in the area around Leigh Park goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Riders Infant School: a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Havant station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to St Francis: old fixings, lead flashings and tall chimneys are typical of older roofs.

Leigh Park is about 1 mile north of Havant, in Hampshire. Houses, flats, blocks and commercial buildings in Leigh Park can all book gutter surveys. Leigh Park is one of the towns and villages in Hampshire where we work. We also survey roofs in Portsmouth.

We work across PO9 for gutter surveys and the streets around it. If you need a gutter survey at a property on Riders Lane, Iping Avenue and Sunwood Road or anywhere close by, we can survey it. If you’re just outside Leigh Park, we cover Havant (1 mile south), Durrants (1 mile north-east), Denvilles (1 mile south-east), Rowlands Castle (2 miles north-east) and Langstone (2 miles south). We also work in nearby towns such as Gosport (8 miles south-west), Fareham (9 miles west), Horndean (3 miles north), Hedge End (14 miles west), Petersfield (10 miles north) and Locks Heath (12 miles west).

Around Leigh Park

We work in homes and buildings around St Albans Church and Park Community School, among other places. For rail, the closest station is Havant station, roughly 1 mile south of the centre. Well-known places in the area include Warblington Castle (1.9 miles south-east) and Havant Museum (1.3 miles south). Green spaces nearby include Windmill Hill and Southmoor Nature Reserve.
