Roofs, chimneys and gutters in Warblington

The coast is about 1 mile or less from Warblington, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live near a park like Eames Farm, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Anyone responsible for a site like Bosmere Junior School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Gutter survey in Warblington

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. We survey on weekdays and at weekends. We survey downpipes, fascias and soffits and parapet and box gutters, and common reasons people get in touch are sagging gutters and loose brackets and water spilling over the gutter edge.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Warblington questions

Is Warblington within the area you cover?

Yes, Warblington is on our map. Villages and rural addresses get the same survey as a town house.

Can a landlord with a rental near Warblington station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.

How long will you be on site?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

What happens after the survey?

You will get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Why get it checked now?

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the roof space and the rooms below usually during the worst downpours. Having them checked before autumn and winter makes sense. In a place like Warblington, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

When to book a survey in Warblington

Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead linings can also be stolen.

Here are some of the things we see often:

  • Leaves and moss blocking gutters
  • Hoppers and outlets full of debris
  • Joints that drip after rain
  • Water spilling over the gutter edge

Historic houses like Warblington Castle, about 0.4 miles north-east, show how far back building around Warblington goes. On a period home nearby, the survey separates sound original work from tired later repairs.

What to check before booking

  • What exactly goes into their report
  • Are they insured for the work?
  • Which parts of the roof they’ll actually see
  • What the survey will not cover

What to expect from a roof survey

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. Most visits take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Warblington, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Before we arrive

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone
  • Roof area

To find out what your survey will cost, call 07833 053749 or use the contact form with the address and some details. We will confirm the figure before booking.

Booking your survey

You don’t need to know any roofing terms. Just tell us:

  • The reason for the survey, such as buying, a leak or storm damage
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel
  • Dates you’re working to, such as exchange

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How the survey changes by roof type

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. The report records what could and couldn’t be seen.
