Independent gutter surveys in Rowlands Castle

Leave it or get it looked at?

A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. In a smaller place like Rowlands Castle, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Why choose Independent Roof Survey in Rowlands Castle

Gutter surveys for homes and businesses in Rowlands Castle

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It is an easy job to put off, but they rarely get better. If you’ve noticed gutters packed with leaves or moss and leaks at the gutter joints, a survey will tell you what’s going on.

Houses in smaller places like Rowlands Castle can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Roof by roof

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check joints, brackets and the line of each run.

Box and secret gutters

Box and secret gutters often cause leaks indoors. We look at the outlets, linings and overflows where safe.

Questions from Rowlands Castle

Can a landlord with a rental near Rowlands Castle station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need.

How do I find out if my home in Rowlands Castle is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

How experienced are you?

More than 5,000 surveys over 20+ years.

How much time does the visit need?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Will you go up on the roof?

Only if it is safe. We check everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

What happens after the survey?

The report arrives by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Will you look at parapet and box gutters as well?

Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.

Roofs, chimneys and gutters in Rowlands Castle

Rowlands Castle is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. The wider area around Rowlands Castle has a long history of building, with Warblington Castle about 3 miles south. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as The Church on the Green, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Havant Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Rowlands Castle station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Rowlands Castle is about 2 miles north-east of Havant, in Hampshire. In Rowlands Castle, as across Hampshire, every roof gets the same careful survey. Across Hampshire, we cover Rowlands Castle and the places around it. We also survey roofs in Portsmouth.

What this survey cannot tell you

To be straight with you, there are limits to any roof survey:

  • Gutters out of sight from each safe vantage point
  • Underground drains, which need a CCTV drain survey
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

What we look at

  • Valley gutters
  • Parapet and box gutters
  • Eaves gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Downpipes

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

What happens on the day

We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Parking around Rowlands Castle is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photos and recommendations.

Getting ready for the survey

  • Check we can get to the back of the property
  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it is shared
