Flat Roof Survey in Eastleigh
Find out the condition of the flat roof at your property in Eastleigh. We visit on weekdays and at weekends.
- Gaps at upstands and abutments
- A sagging deck under the covering
- Pools of water lying on the roof
How the survey changes by roof type
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.
Felt and built-up roofs
The edges and upstands of a felt roof are normally where trouble starts. We check each one and photograph any that have split or pulled away.
About our flat roof survey in Eastleigh
Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so it helps if you call 07833 053749 or send us an email with the address and a rough idea of the roof area. If you are worried about gaps at upstands and abutments and edge trims that have lifted or split, a survey will tell you what’s going on, whatever the roof.
Around Eastleigh, many garages, porches and extensions have flat roofs of their own. Some older garages have cement sheet roofs, which on buildings from before 2000 may contain asbestos, which a specialist asbestos surveyor should check before anyone disturbs them. Each kind of covering, from felt to rubber and GRP, is checked in its own way. We do not test for asbestos, but our reports may flag materials that could contain it.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a survey costs
Not every roof costs the same to survey, and it comes down to:
- Whether you choose the Basic, Standard or Premium Survey
- Extra roofs, like extensions, dormers or garages
- Any need for thermal images or a drone flight
- House, block, shop or office
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for your roof before booking.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you contact us, it is useful to mention:
- Where the property is, with the postcode
- Any marks or damp showing indoors
- Dates you are working to, like exchange
- Pictures of the roof from a safe spot, if you have them
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

Flat and commercial roofs around Eastleigh
A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. South Stoneham House, about 2.5 miles south-west, is one of the historic houses in the wider area around Eastleigh. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
For site and facilities teams at buildings like Norwood Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you own a rental within reach of Eastleigh station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near Church of the Resurrection, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Keep people off the roof unless they need to be there
- Ask whoever fits equipment on the roof to make good the covering
- Watch the ceilings below the flat roof for stains
- Note where water lies after a downpour
If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys normally lasts longer.

Your questions about flat roof surveys in Eastleigh
How do I find out if my home in Eastleigh is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover Eastleigh?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Will you walk on the flat roof?
Only where it is safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. We don’t walk on fragile rooflights or sheeting.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Will this cover the whole house?
No. It’s a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.
Can you survey a flat roof on an office or unit?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or drop us an email with the details.
Do you take photos of the roof?
Yes, plenty. Pictures sit next to the findings they show.
What this survey can’t tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- An exact number of years the roof has left
- What’s under the membrane without opening it up
- Whether old sheeting or boards contain asbestos
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.
What we check
- Mastic asphalt
- Felt flat roofs
- EPDM rubber
- Single-ply membranes
- GRP fibreglass
- Upstands and outlets
How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two at a typical home, and about three to four hours for a commercial roof. A typical visit in Eastleigh begins with the street side of the roof and then moves round the building. Rear gardens and side paths frequently give the best view of extensions and back slopes. Then, if it can be reached safely, we look in the loft.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We check the roof from wherever it can safely be seen.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- You get a written report with photographs and our recommendations.
Preparing for the visit
- Make sure we can get to the back of the property
- If the roof is shared, arrange access with whoever manages the building
- Let us know where we can park nearby
