Eastleigh Electronic Leak Detection
Know where you stand with the flat roof membrane before you decide what to do next. We carry out electronic leak detection in Eastleigh.
- Holes around roof penetrations
- Damp inside with no sign on the roof
- Breaches hidden under paving or planting
How the survey works
The visit has one job: to see as much of the flat roof membrane as can be seen safely and record it clearly. Notes and photos go into the written report. It usually takes as long as needed for the membrane area and the build-up, which we’ll explain when we quote. In Eastleigh, parking is rarely complicated, though it’s useful to know about driveways or restrictions. The inspection covers everything that’s safely in view from outside, from windows and from the roof space, and from the roof itself where it is safe.
- We agree the area to be tested.
- We get the roof ready for testing.
- Testing runs across the agreed area.
- Each breach found is located and recorded.
- The report is sent for your roofer to act on.
Preparing for the visit

About our electronic leak detection in Eastleigh
There are different ELD methods. Low-voltage testing is usually done with the surface wet and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof and we explain which we will use. If neither method suits your roof, we will tell you at the outset. We survey green roofs, single-ply roofs and flat roof membranes, and common reasons people get in touch are a flat roof leak that can’t be traced and failed seams and laps.
Around Eastleigh, many garages, porches and extensions have flat roofs of their own. Some older garages have cement sheet roofs, which on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed. Each kind of covering, from felt to rubber and GRP, is checked in its own way. Asbestos testing isn’t part of what we do, though a report may flag materials that could contain it.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Tips that help
These tips come from what we see on roofs every week:
- Do not let outlets block
- Limit access to the roof
- Check new waterproofing before handover
- Act on new leaks promptly
You receive a report showing where each breach was found, with photos. Your roofer uses it to carry out repairs.
Consider testing a new membrane before it is covered. It is easier to find holes before more layers are added.
What electronic leak detection doesn’t cover
Before you book, it is worth knowing what a survey will not do:
- Build-ups without a suitable layer below
- Water entering through details rather than the membrane
- Carrying out the repair work
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

How the survey changes by roof type
Green and ballasted roofs
Testing before planting or ballast goes on is simpler.
Bituminous membranes
Bituminous roofs often have laps and old repairs where breaches occur. Testing depends on the roof.
Why it is worth a survey now in Eastleigh
Testing a new membrane before it’s covered is easier than tracing a leak later. Covered roofs are harder to test. Around Eastleigh, gutters that overflow soak the wall below. At roof level, a loose tile or tired flashing does the same. Neither gets better on its own.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Common questions in Eastleigh
Is there anything to prepare before you come to Eastleigh?
The main thing is access, inside and out, plus somewhere to park in Eastleigh. Tell us about known leaks or past repairs as well.
Do you cover Eastleigh?
Yes, Eastleigh is one of the places we work. The survey and report are the same in Eastleigh as anywhere else, and visits run on weekdays and weekends.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Does ELD work under paving or planting?
In some cases. The layers on top and the build-up below decide it, and some may need lifting. We talk this through first.
Will you walk on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
What happens next?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Will you fly a drone over my roof?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
What electronic leak detection looks like in Eastleigh
A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. South Stoneham House, about 2.5 miles south-west, is one of the historic houses in the wider area around Eastleigh. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you let a flat or house near Eastleigh station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If yours is one of the older homes in the streets near Church of the Resurrection, flat-roofed rear additions and dormers added over the years are worth checking. Anyone responsible for a site like Norwood Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Should I look at the roof myself first?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
