Roof leak investigation in Eastleigh: what you get
We investigate roof leaks in Eastleigh and across London and South East England. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a photo-illustrated written report and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or email us to arrange a visit. If you are worried about drips in the loft during heavy rain and damp walls below an overflowing gutter, we can find out what’s behind it, whatever the roof.
In a town like Eastleigh, older houses and newer estates leak in different ways. Older roofs suffer slipped slates, worn mortar and tired lead, while later houses can leak at valleys, verges and flat-roofed additions. Knowing the cause tells you what to do next. It also tells you whether the problem is old wear or something more recent.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

Eastleigh: your questions answered
How do I find out if my home in Eastleigh is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
How should I get ready for a visit in Eastleigh?
Clear the way to the loft hatch if there is one, and tell us about any leaks, stains or past repairs. Let us know about parking and access in Eastleigh too.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
What happens next?
You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.
Does the report include photos?
Yes. The report includes photographs of what we found.
Roof leak investigations in Eastleigh: local notes
Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. The covering and its details give the first clues when tracing where water is coming from. With South Stoneham House about 2.5 miles south-west, Eastleigh sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to Eastleigh station may find that a clear finding on where water gets in helps you brief a roofer right away. If you look after a building such as Norwood Primary School, a leak through a large roof is often found some distance from where the water shows inside. For an older house near a landmark like Church of the Resurrection, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
Eastleigh is about 4 miles north-east of Southampton, in Hampshire. If you are in Eastleigh, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Eastleigh is one of the places in Hampshire where we work.

When you need someone else
Without opening up the roof, some things stay hidden, so a survey has limits:
- A structural engineer’s report
- Plumbing leaks that look like roof leaks
- The repair itself (the investigation finds and reports the cause)
If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.
Roof types and parts we check
- Rooflights and dormers
- Lead flashings
- The roof space
- Chimney stacks
- Valleys and parapet gutters
- Flat roof details
- Slate and tile slopes

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which helps when tenants work during the week.
What affects the price in Eastleigh
The price reflects the time and kit the roof needs. That comes down to:
- House, block, shop or office
- Features like valleys, chimneys, dormers and parapets
- Extensions, dormers and garages with roofs of their own
- Basic, Standard or Premium

A few details help us recommend the right survey and price. When you contact us, let us know:
- Where the property is, with the postcode
- Anything about access we should know
- Your timetable, such as an exchange date
- The type of building and roof, like pitched or flat

Checking the roof from the ground
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.
How it works
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes about one to two hours, more where the leak is intermittent or the roof is large. Semi-detached and terraced homes in a town like Eastleigh often share a roof line with the neighbours, so we look at what can be seen of the shared parts from your side. It helps to know about previous repairs, leaks or recent work.
- We help you choose the package that suits the leak.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- The report explains the likely entry point and what needs attention.
Before the survey
- Show us where any leaks or stains appear
- Jot down any questions you want answered
- If it is not your property yet, arrange access through the agent
Getting a price
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or send us an email.
Advice
Leave it or get it looked at?
Wet insulation does not insulate well. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. In a family home in Eastleigh, a small roof fault lets water into places you cannot see, soaking loft insulation, wall tops and timbers. By the time a stain appears on a ceiling, there’s more to put right.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
