Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Rain can then run in at the ridge.

Chimney stacks

A stack has several possible ways in for rain. Each is looked at from every safe viewpoint.

Roof leak investigations for homes and businesses in Southampton

Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. We are often asked to look into leaks that appear only in driving rain and water marks that spread in wet weather, across chimney stacks, slate and tile slopes and valleys and parapet gutters.

In a place like Southampton, a good many buildings have flat roofs, from shops and offices to blocks of flats and extensions. Flat roofs leak at upstands, outlets, splits and blisters, and water can travel under the covering before it drips. Moisture readings and a careful look at the details help narrow down where it’s coming in. The usual signs are ponding, blisters and splits in the covering.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Roof leak investigations around Southampton

Southampton is within about 2 miles of the coast, so there’s more wind and more salt in the air than further inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the roof type helps narrow down where water may be getting in.

For landlords with property near St Denys station, tracing a leak quickly matters when a tenant is living with it. If you look after a building like Bevois Town Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Common roof problems in Southampton

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.

We’re often asked to look at:

  • Ceiling stains that grow after rain
  • A leak that comes and goes with the weather
  • Stains around a skylight
  • Damp walls below an overflowing gutter

If you look after a shop, office or commercial unit, for example near Marlands Shopping Centre, finding where water is getting in quickly keeps disruption down.

  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What to expect from a roof survey

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Note the weather when the leak shows
  • Keep a photo record of the damp patch
  • Mention any plumbing above the damp area
  • Check the loft is accessible

The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, rather than at the stain.

Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

Southampton: your questions answered

Do roofs near the sea, like those around Southampton, take more of a battering?

Frequently, yes. Within about 2 miles of the sea, as Southampton is, metal fixings wear faster and gales find any loose ridge or slate.

Does a conservation area affect roof work in Southampton?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you need to get into the loft?

Normally, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Can thermal imaging help find my roof leak?

Thermal imaging is used where it’s useful, and it is included in our Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.

How much is a survey?

Roof leak investigation starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

What happens on the day

Once we have finished looking, we write up our findings as a photo-illustrated written report. On timing, it usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. Town-centre streets in Southampton can mean pay-and-display or permit parking, so a word about where to park saves time. Inside, the loft and any room with a stain are the places we will want to see. Outside, the roof is viewed from every point that is safe.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive

  • Make sure we can get to the back of the property
  • Make a note of anything you’d like us to look at
  • Dig out any old roof reports or invoices

  • Putting the leak right
