Roof leak investigations for homes and businesses in Rownhams
On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath to narrow it down. Leaks under flat extension, garage and dormer roofs are common. Felt often lasts around 15 to 20 years, so age is part of the picture. We’re often asked to look into staining around the chimney inside and drips from nail tips in a cold loft, across slate and tile slopes, the roof space and valleys and parapet gutters.
Around Rownhams, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.
Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Wind, rain and roofs in Rownhams
Rownhams lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these roof types has its own typical places for water to get in.
The streets around a church such as Church of St John are frequently among the oldest in a place, and if your house is among the older ones nearby, lead flashings, valleys and old chimneys are typical places for water to get in. If you let a flat or house near Redbridge station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
Rownhams is about 3 miles north-east of Totton, in Southampton. In Rownhams, as across Southampton, every roof gets the same careful survey. Across Southampton, we cover Rownhams and the places around it.

Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The repair itself (the investigation finds and reports the cause)
- Defects hidden under coverings or inside walls without opening up
- A promise to find every leak on a single visit
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What our survey covers.
What we look at
- Chimney stacks
- Slate and tile slopes
- Flat roof details
- Lead flashings
- Rooflights and dormers
- The roof space
- Valleys and parapet gutters
Do you need a roof leak investigation in Rownhams?
Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can send that water under the coverings. The stain may appear well away from the valley itself.
Look out for signs like these:
- Water marks that spread in wet weather
- Staining around the chimney inside
- Condensation that looks like a leak
- Drips in the loft during heavy rain
If you live near a park like St James' Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

How it works
Every roof is different, but as a rough guide the survey takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. If you have questions on the day, just ask. With a bit of garden around a house, as there often is around Rownhams, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.
- You tell us where the water shows and when it appears.
- Inside, we check the damp area and the roof space above it.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- Moisture readings and thermal imaging are used where they help.
- We email a report with photos, the likely entry point and recommendations.
Before we arrive
- Find any records of previous roof work
- Tell us where we can park nearby
- Note where any stains or damp appear

Advice
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
What else we do in Rownhams
Why it is worth a survey now in Rownhams
A leak that returns after a repair normally means the real source wasn’t found. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. With lower homes, common in places like Rownhams, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

FAQs for Rownhams
Do you cover smaller places like Rownhams?
Yes, Rownhams is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does being near the coast affect roofs in Rownhams?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Will you go up on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to, and the report makes that clear.
What should I do before you arrive?
Make sure the loft can be reached. Gather any photos and notes about when it leaks, plus details of past repairs. Keep catching drips and keep water away from electrics.
Will you check the loft?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
