Our roof leak investigation service in Southampton
Flat roofs leak in their own ways. Common causes are splits and blisters, tired upstands and outlets that do not drain. Standing water puts extra pressure on every weak point. We look at the roof surface and the ceiling below. Leaks under flat extension, garage and dormer roofs are common. Felt frequently lasts around 15 to 20 years, so age is part of the picture. We survey lead flashings, rooflights and dormers and flat roof details, and the problems we’re asked to look at most are water coming in around a roof light or dormer and water that shows only in certain storms.
Once we’ve finished looking, we write up our findings in a report with photos. On timing, most surveys take an hour or two for most homes, though a hard-to-trace leak can take longer.
- You pick a Basic, Standard or Premium Survey.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.

Leaks and storm damage across Southampton
Across Southampton, we check leaks and storm damage on homes and businesses, in Shirley, Regents Park and Townhill Park and well beyond. You get a written record with photographs.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in Southampton are where it normally shows. Parts of Southampton are on or near the coast, where roofs face more wind and more salt in the air than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.
Southampton: If you let a flat or house near St Denys station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you look after a shop, office or commercial unit, for example near Marlands Shopping Centre, finding where water is getting in quickly keeps disruption down.
For landlords and managing agents
We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the leaking roof, with photos, useful for planning maintenance.
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email with the addresses.
Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Mention earlier attempts to fix the leak
- Let us know if there are tanks or pipes in the loft
- Photograph the stain each time it appears
- Have an electrician check any wet fittings
If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention, so you know what to deal with first.
Don’t block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Keep insulation clear of the eaves.
Different roofs, different checks
Slate and tile slopes
Cracked mortar lets ridge and hip tiles move. Rain can then run in at the ridge.
Flat roof upstands and outlets
Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.
How we price roof leak investigations
Our packages start from £150, with VAT included. The price for your roof depends on:
- The roof’s overall size
- How many separate roofs there are, like extensions, dormers and garages
- Commercial roofs and larger buildings
- Whether you choose the Basic, Standard or Premium Survey
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
Helping us price your survey
A little information up front helps. Please include:
- Your timetable, such as an exchange date
- What kind of property and roof it is
- Where water is showing inside, if it is
- Photos of the roof, taken safely from ground level or a window
Every survey is priced before it’s booked, so you know where you stand. Roof leak investigation starts from £150, including VAT. For a price for your roof, phone 07833 053749 or email us.
What happens if roof problems are left?
Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it.

Southampton: your questions answered
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
How soon will I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.
What happens after the survey?
You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Is there anything I need to do before the visit?
Clear the loft hatch so we can get into the loft space. Gather any photos and notes about when it leaks, plus details of past repairs. Keep catching drips and keep water away from electrics.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
