About roof surveys in SO14
Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. We survey lead flashings, natural slate and flat roofs, and the problems we are asked to look at most are worn lead at chimneys and abutments and condensation or damp timbers in the loft.
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. You’re welcome to ask questions while we’re there.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a report with photos and recommendations.

Roof surveys across SO14: local notes
In SO14, our roof surveys work takes in owners, landlords and managing agents, in Itchen, Portswood and Woolston and well beyond. Each report sets out what was seen, with photos and recommendations.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in SO14 are part of that picture. Near the sea in SO14, roofs face stronger wind and salt-laden air. After a storm, the seaward side of a roof is the place to look first.
Inner Avenue: If you look after a building such as Bevois Town Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as Saint Mary's, old fixings, lead flashings and tall chimneys are typical of older roofs.
What this survey can’t tell you
Before booking, it is worth knowing what a survey won’t do:
- A promise that the roof won’t leak in future
- Whether the roof structure meets design loads
- Walls, floors and services below the roof
What happens if roof problems are left?
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller.
Questions to ask before booking
- What insurance they carry
- Will the report include photos?
- Whether you can ask questions once you have the report
- Whether VAT is added on top
Signs you need a roof survey
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
A survey can pick up problems like:
- Slates or tiles that have slipped or broken
- Condensation or damp timbers in the loft
- Ponding, splits or blisters on flat roofs
- Worn lead at chimneys and abutments
What affects the cost of roof surveys
All our prices include VAT. The things that change the price are:
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
- Which survey package you book
- Whether thermal imaging or a drone is needed
Every price we give includes VAT, and the report isn’t charged as an extra. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
If you can, have these to hand when you contact us:
- Your timetable, such as an exchange date
- Access details, such as a loft hatch or a shared roof
- Pictures of the roof from a safe spot, if you have them
- Where any leaks, stains or damp patches show inside
Most bookings start with a short call: phone 07833 053749 or send us an email. The price is agreed before a date is set.
Landlords, agents and block managers in SO14
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or use the contact form.
FAQs for SO14
Do you go up on the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
What if it rains on the day?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.
Do you give a life expectancy for the roof?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
