FAQs for Inner Avenue

Does a conservation area affect roof work in Inner Avenue?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Does being near the coast affect roofs in Inner Avenue?

Often, yes. Inner Avenue is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

What do I do with the report?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Does the report include photographs?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

How electronic leak detection works in Inner Avenue

Water can travel under a flat roof membrane before it shows inside. So the stain inside rarely sits under the hole. ELD tests the waterproofing directly, to find where it has been breached. It’s testing only and leave the repair to your roofer. On suitable roofs, it replaces guesswork with a located breach. We then send you the results in a written report. We survey single-ply roofs, liquid-applied waterproofing and green roofs, and common reasons people get in touch are new membranes needing a check before handover and leaks through a flat roof with no obvious cause.

In a smaller place like Inner Avenue, some flat roofs sit in the open, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away, along with water that sits after rain. Standing water that lingers for days after rain is another sign worth watching for.

We keep jargon out of it: if work is needed, the report says so clearly.

What happens on the day

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey typically takes longer on a large roof than a small one, with the construction of the roof playing a part too. A visit to a smaller place like Inner Avenue is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You let us know about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Advice

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.

Flat roofs in Inner Avenue

Inner Avenue lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. With Southampton Tudor House and Garden about 1.2 miles south, Inner Avenue sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you own a rental within reach of St Denys station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Shop and office owners around Marlands Shopping Centre may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Why it is worth a survey now in Inner Avenue

Repeated call-outs for the same leak add up. A report showing the breach points gives your roofer a clear target. With lower homes, common in places like Inner Avenue, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Do you need electronic leak detection in Inner Avenue?

Other trades on the roof can puncture the waterproofing. Fixings, equipment and foot traffic can leave small holes.

A survey makes sense if you’ve noticed:

  • Leaks through a flat roof with no obvious cause
  • New roofs to check before paving or planting
  • Leaks through a covered membrane
  • Damage from equipment installers

If you run a hotel or guest house in or near Inner Avenue, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

Before you book anyone

  • Will the report include photos?
  • How long the report takes to arrive
  • Whether the loft space is looked at, where there is one

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Act on new leaks promptly
  • Ask contractors to protect the membrane
  • Let us know about the membrane and build-up if you know it
  • Find the breach before more patching

Once repairs are made, the roof can be tested again if you want to check them if the build-up allows.

Limit foot traffic on flat roofs. Many breaches come from foot traffic.
