Roof surveys in SO15

Our roof survey service in SO15

Across London and the South East, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey lead flashings, chimney stacks and natural slate, and the problems we’re asked to look at most are lifted, split or missing lead flashings and ponding, splits or blisters on flat roofs.

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. The survey normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

What you’ll pay

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What’s near Shirley

In Shirley, that means homes and buildings near Millbrook Community School, St James' Park and Shirley Parish Church, among other places. Other local landmarks include Regents Park Community College (less than half a mile west), The Crown Public House (under half a mile north-west) and Wordsworth Primary School (under half a mile north). The nearest railway station is Millbrook (Hants) station, roughly 0.7 miles south. Nearby you will also find Netley Castle (4.4 miles south-east) and Foresters Museum & Archive (1 mile south-east). The countryside around Shirley includes Testwood Lakes.

Roofs, chimneys and gutters across SO15

Homes across SO15 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In SO15, as elsewhere, exposed details are where damage shows first. Coastal parts of SO15 can be windy, which matters for drone flights, as a small drone cannot fly safely in strong wind, so the weather on the day decides. Roofs there also face driving rain and salt air.

Shirley: Homes near green spaces such as St James' Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you look after a building such as Wordsworth Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Common roof problems in SO15

Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot.

Here are some of the things we see often:

  • Ponding, splits or blisters on flat roofs
  • Gaps in the roof where coverings have gone
  • Water stains on rafters and ceiling joists
  • Crumbling chimney pointing or cracked flaunching

What a survey costs

Prices always include VAT. The things that change the price are:

  • Which survey package you book
  • Height and safe access
  • The roof’s overall size
  • If the survey needs thermal imaging or a drone

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What to let us know when you contact us

When you call or email, these details help:

  • The kind of building and roof involved
  • Your postcode, so we can check access and travel
  • What made you get in touch
  • Your timetable, such as an exchange date

We confirm the price for your survey before booking, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or use the contact form.

Honest limits

Before you book, it’s worth knowing what a survey won’t do:

  • Whether the roof structure meets design loads
  • Confirmation of asbestos in soffits or cement sheets
  • An exact number of years the roof has left

How the survey changes by roof type

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in, and lead is a target for theft.

Checking the roof from the ground

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

SO15 questions

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Can you survey a roof I share with a neighbour?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.

How much does a roof survey cost in SO15?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
