Roof survey in Redbridge: what you get
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. Typical surveys look at gaps in the roof where coverings have gone and crumbling chimney pointing or cracked flaunching, on the roof space, lead flashings and clay and concrete tiles.
In a village or hamlet like Redbridge, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we look for on each type of roof
Natural slate
From the loft, we check the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
What happens on the day
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely. The survey usually takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. Older rural homes like those around Redbridge can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
How to prepare
- Keep pets inside or away from the areas we’re looking at
- If you’re buying, let the agent know when we’re coming
- Leave a clear route to the loft

Redbridge homes and their roofs
Redbridge lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Trees in and around St James' Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Southampton Tudor House and Garden, about 3.3 miles south-east, is one of the historic houses in the wider area around Redbridge. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
Redbridge is about 1 mile east of Totton, in Southampton. In Redbridge, as across Southampton, every roof gets the same careful survey. Our Southampton coverage includes Redbridge.
We survey roofs across SO40, SO16 and SO15 for roof surveys and the streets around it. Whether your property is on Mill Road, Test Lane and Tate Road or a nearby road, we can help. Why it is worth a survey now in Redbridge
Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. A survey tells you what actually needs attention. In a place like Redbridge, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

DIY checks: what’s safe
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Questions from Redbridge
Is the coastal weather around Redbridge hard on roofs?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows.
Does a conservation area affect roof work in Redbridge?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
Do you cover Redbridge?
Yes. We cover Redbridge and the rest of Southampton. To book, ring 07833 053749 or drop us an email.
Do you use drones?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Can you tell me how long my roof will last?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Common roof problems in Redbridge
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.
A survey can pick up problems such as:
- Cracked mortar along the ridge
- Cracked or blistered flat roof coverings
- Debris building up in roof valleys
- Loose chimney pots
If you look after a building such as Redbridge Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
