About roof surveys in Southampton
Our roof surveys cover Southampton and the wider South East. Visits run on weekdays and at weekends. We’re insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or email us. Common reasons to book are lifted, split or missing lead flashings and water stains on rafters and ceiling joists, across lead flashings, the roof space and flat roofs.
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours for most homes, depending on how many separate roofs there are.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
What you’ll pay
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What’s near Southampton
Around Southampton, our work takes us to homes and buildings near Saint Mary's, St Mary's Independent School and Rockstone Place Park. Nearby too are Bevois Town Primary School (less than half a mile west), The Hobbit pub (within half a mile west) and St Anne's Catholic School (0.6 miles south-west). There is a railway station in Southampton itself: St Denys station. Nearby you will also find Marlands Shopping Centre (1 mile south-west) and R J Mitchell Museum (0.9 miles south-west). For a walk, there is Netley Common.
Roof surveys across Southampton: local notes
Across Southampton, from Shirley, Regents Park and Townhill Park outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in Southampton. Along the coast in Southampton, roofs facing the sea take the brunt of the weather, so ridges, verges and flashings there often need attention first.
Southampton: If yours is one of the older homes in the streets near Saint Mary's, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Southampton Tudor House and Garden lies about 1.4 miles south, so building around Southampton goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs.
When you need someone else
In fairness, there are limits to any roof survey:
- Whether the roof structure meets design loads
- Defects hidden under coverings or inside walls without opening up
- A full building survey of the property
What a survey costs
When we price a survey, we consider:
- Features like valleys, chimneys, dormers and parapets
- How big the roof is
- How tall the building is and how easy the roof is to see
- Which survey package you book
To find out what your survey will cost, ring 07833 053749 or send us an email with the address and some details. The price is agreed before a date is set.
What to let us know when you contact us
Here’s what helps us most when you get in touch:
- The reason for the survey, such as buying, a leak or storm damage
- Where water is showing inside, if it is
- How the loft is reached, if there is one
- Pictures from the garden or a window, if you have them
A quick phone call is normally the easiest start: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
Roof by roof
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in.
Flat roof coverings
Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check how the covering is wearing.
Common roof problems in Southampton
Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.
Common reasons to book include:
- Debris building up in roof valleys
- Condensation or damp timbers in the loft
- Lifted, split or missing lead flashings
- Ridge tiles that have lifted or moved
Surveys for landlords and agents in Southampton
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Your questions about roof surveys in Southampton
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Can you survey in bad weather?
It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
What does a roof survey include?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Will you fly a drone over my roof?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
How much does a roof survey cost in Southampton?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
