Independent roof surveys in Harefield

What a survey costs

Several things affect the price of a survey:

  • The package you choose: Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely
  • Whether it is a home or a commercial building
  • The use of thermal imaging or a drone

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Getting in touch

What helps most when you contact us:

  • Your timetable, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage
  • How the loft is reached, if there is one

Once you know what you need, call 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date, weekday or weekend.

How a roof survey works in Harefield

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey ridges, hips and valleys, natural slate and the roof space, and common reasons people get in touch are blocked, sagging or leaking gutters and leaning or weathered chimney stacks.

Around Harefield, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

What we can’t see

It’s useful to know what a survey won’t do before booking:

  • How the roof will behave in every kind of weather
  • A full building survey of the property
  • Structural calculations (that is a structural engineer’s job)

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • Ridges, hips and valleys
  • Lead flashings
  • Flat roofs
  • The roof space
  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles

The survey, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Parking around Harefield is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • If you are buying, let the agent know when we are coming
  • Keep pets out of the way during the survey

Different roofs, different checks

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.

Common roof problems in Harefield

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.

It’s worth booking a survey if you’ve seen:

  • Flashings that have come away from the wall
  • Cracked mortar along the ridge
  • Cracked or blistered flat roof coverings
  • Water stains on rafters and ceiling joists

Take an older house close to Church of St James: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions to ask before booking

  • Are they insured for the work?
  • How much experience they have with roofs like yours
  • Whether VAT is in the quoted price
  • Whether any drone flown is registered with the CAA

Questions from Harefield

Is the coastal weather around Harefield hard on roofs?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and Harefield is within about 3 miles of the coast.

Are there drone restrictions around Harefield?

Usually it comes down to two things: the airspace at the address and the weather. Harefield is inside, or right on the edge of, the flight restriction zone around Southampton Airport. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Do you cover Harefield for roof surveys?

Yes, we do. We carry out roof surveys in Harefield.

How much does a roof survey cost in Harefield?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

How long does a roof survey take?

On site, it normally takes an hour or two on an ordinary house, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Why it is worth a survey now in Harefield

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We check them before they cause trouble. Arranging work in a smaller place like Harefield is easier with notice than in an emergency. A survey gives you that notice.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What a roof survey looks like in Harefield

Harefield is within about 3 miles of the coast, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Trees in and around Itchen Valley Country Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. With South Stoneham House about 1.9 miles north-west, the area around Harefield has a long history. Older homes in the area may have roofs that need matching materials when work is done.
