What a roof survey doesn’t cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Faults hidden behind ceilings or boarding
  • A structural engineer’s report
  • Asbestos testing of any kind

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

Roof survey in Freemantle: what you get

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs frequently need attention long before the main roof, so they deserve a close look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. Typical surveys look at worn lead at chimneys and abutments and standing water on a flat roof, across natural slate, the roof space and chimney stacks.

Trees around homes in smaller places like Freemantle drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Leave it or get it looked at?

If you’re planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up. With lower homes, common in places like Freemantle, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Your questions about roof surveys in Freemantle

Is the coastal weather around Freemantle hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

Can a landlord with a rental near Millbrook (Hants) station book a roof survey?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.

Can you tell me how long my roof will last?

We do not give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Do you cover Freemantle?

Yes. We survey roofs across London and South East England, and that includes Freemantle.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photographs. On timing, most surveys take an hour or two at most homes, and longer for a large or complex roof. Some parts of a survey depend on the weather, so a visit to Freemantle is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Let us know about parking near the property
  • Dig out any old roof reports or invoices
  • If you’re buying, check with the agent that we can get in

Roofs, chimneys and gutters in Freemantle

The coast is about 1 mile or less from Freemantle, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Southampton Tudor House and Garden lies about 1.2 miles south-east, so building around Freemantle goes back a long way. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. If you live in an older home near Christ Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Millbrook (Hants) station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
