About roof surveys in SO17

Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. You get a photo-illustrated written report and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We are often asked to look into gutters that overflow in heavy rain and ridge tiles that have lifted or moved, across ridges, hips and valleys, natural slate and flat roofs.

We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours for most homes, depending on how many separate roofs there are.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe viewpoint outside.
  4. Inside, we check the loft space where there is safe access.
  5. We email a report with photographs and recommendations.

Around Portswood

Typical jobs here are in homes near St Denys Primary School, St Anne's Catholic School and St Mary's Independent School and the streets around them. Also close by are South Western Arms (under half a mile south-east), Highfield Church (within half a mile north) and Southampton Common (0.8 miles west). Portswood has its own railway station: St Denys station. Nearby you will also find Marlands Shopping Centre (1.5 miles south) and Royal South Hants Hospital (0.9 miles south). Open spaces near Portswood include Netley Common.

Homes and roofs across SO17

Across SO17, from Shirley, Regents Park and Midanbury outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in SO17 are part of that picture. In the coastal parts of SO17, the seaward side of a roof takes the most weather, and that’s where ridges, verges and flashings typically show it first.

Portswood: South Stoneham House lies about 1 mile north-east, so building around Portswood goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. Take a building like St Denys Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Surveys for landlords and agents in SO17

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Prices for roof surveys in SO17

Prices always include VAT. The things that change the price are:

  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, like extensions, dormers and garages

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • Your timetable, such as an exchange date
  • Any photos you have, taken from ground level or a window
  • Where water is showing inside, if it is
  • Access details, such as a loft hatch or a shared roof

To get a price for roof surveys in SO17, phone 07833 053749 or use the contact form. A few details about the property and the roof help us give you an accurate price.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What we’re asked to look at in SO17

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Here are some of the things we see often:

  • Worn or blocked valleys
  • Flashings that have come away from the wall
  • Slates or tiles that have slipped or broken
  • Cracked or blistered flat roof coverings

What a survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations (that is a structural engineer’s job)
  • Faults hidden behind ceilings or boarding
  • The condition of the rest of the building (that’s a RICS home survey)

Questions from SO17

Do you inspect the roof from on top?

Only where it’s safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

How do I arrange a roof survey in SO17?

The quickest way is to call 07833 053749 or drop us an email. Let us know the address and a little about the roof. We survey on weekdays, Saturdays and Sundays.

Do you cover SO17?

Yes. We survey roofs across London and South East England, and that includes SO17.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

How long does the visit take?

It usually takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.

How quickly will I get the report?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
