How a roof survey works in Bassett
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. We survey natural slate, clay and concrete tiles and the roof space, and common reasons people get in touch are slates or tiles that have slipped or broken and debris building up in roof valleys.
In a smaller place like Bassett, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Can I check my roof myself?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.
Bassett: your questions answered
Will you come out to Bassett?
Yes, Bassett is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Is my home in Bassett listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
Do you need to get into the loft?
Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
How long will you be at the property?
On site, it normally takes roughly 1–2 hours for most houses, and more on a big or complicated roof. Report times depend on the package.
Honest limits
It helps to know what a survey will not do before you book:
- An exact number of years the roof has left
- Asbestos testing of any kind
- Structural calculations (that’s a structural engineer’s job)
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

Surveys for landlords and agents in Bassett
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Roof by roof
Natural slate
From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles.
What else we do in Bassett
Common roof problems in Bassett
Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.
Here are some of the things we see often:
- Leaking gutter joints and downpipes
- Loose chimney pots
- Slipped, cracked or missing slates and tiles
- Torn or sagging underlay
Anyone responsible for a site like Cantell School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Local roofs in Bassett
Bassett is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. South Stoneham House, about 1.5 miles east, is one of the historic houses in the wider area around Bassett. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Living close to Southampton Common is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Take an older house close to St Michael and All Angels Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What happens on the day
The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Homes around Bassett frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.
