Roof surveys for homes and businesses in Sholing
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof typically wears out sooner than a pitched one, so they deserve a careful look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. Typical surveys look at worn or blocked valleys and loose chimney pots, on ridges, hips and valleys, clay and concrete tiles and lead flashings.
Around Sholing, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Common roof problems in Sholing
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
Here are some of the things we see often:
- Cracked mortar along the ridge
- Ponding, splits or blisters on flat roofs
- Gaps in the roof where coverings have gone
- Leaning or weathered chimney stacks
If you look after a shop, office or commercial unit, for instance near Marlands Shopping Centre, a roof report helps plan work around trading rather than after a leak.

Other services in Sholing
For landlords and managing agents
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
What happens on the day
After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, most surveys take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. With a bit of garden around a house, as there often is around Sholing, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- Every part of the roof is checked and photographed.
- We email a photo-illustrated written report and recommendations.
Before we arrive
- Make sure we can get to the back of the property
- Check pets are kept safely away
- Jot down any questions you want answered

Advice
Why get it checked now?
A small roof defect usually gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller. Tradespeople may need to travel further to a smaller place like Sholing, so it is useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.
Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.
What you get with us

Questions from Sholing
I let a flat near Sholing station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is drone flying allowed in Sholing?
Usually it comes down to two things: the airspace at the address and the weather. The flight restriction zone around Southampton Airport comes within about 1 mile of Sholing. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. High wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
Do you need to get into the loft?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it as you book and we’ll plan the survey around it.
Can you check whether my roof contains asbestos?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What a roof survey looks like in Sholing
Sholing lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Sholing is about 1 mile from the edge of the flight restriction zone around Southampton Airport. If the drone is used for your survey, we check the exact boundary for the address before flying.
Take an older house close to Church of St Mary: old fixings, lead flashings and tall chimneys are typical of older roofs. Historic houses such as Medieval Merchant's House, about 2.2 miles west, show how far back building around Sholing goes. Older homes in the area may have roofs that need matching materials when work is done.

Tips that help
A little preparation and a few simple habits help. Our tips:
- File the report with your home documents
- Stay off ladders and the roof
- Let us know about past leaks
- Look for debris in the garden after high winds
Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
Honest limits
In fairness, there are limits to any roof survey:
- Structural calculations (that’s a structural engineer’s job)
- Confirmation of asbestos in soffits or cement sheets
- An exact number of years the roof has left
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.
