Roof Leak Investigation in Sholing
Find out what’s going on with the leaking roof before you spend money on it. We carry out roof leak investigations in Sholing, with photos and a clear written report.
- Damp on a chimney breast
- Wet patches high on an inside wall
- Water marks that spread in wet weather
Leave it or get it looked at?
Water damage grows the longer it’s left. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later. Around Sholing, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
What you get with us

Roof leak investigation in Sholing
Our roof leak investigations cover Sholing and the wider South East. We visit seven days a week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a report with photos and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or drop us an email. If you are worried about leaks that appear only in driving rain and water dripping from rafters or underlay, we can find out what’s behind it, whatever the roof.
In a smaller place like Sholing, some roofs face open ground, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that’s a useful clue. Tell us when it happens when you get in touch. The gutters on the most exposed side can overflow too.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Signs you need a roof leak investigation in Sholing
Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it.
Here are some of the things we see frequently:
- Water marks that spread in wet weather
- Condensation that looks like a leak
- Damp walls below an overflowing gutter
- A leak that comes and goes with the weather
Homes near green spaces like Westwood Woodland Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.
What to check before booking
- How soon the report will arrive
- How they plan to inspect the roof safely
- How much experience they have with roofs like yours
- Whether the loft is part of the inspection
What we do, step by step
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about one to two hours for most homes, though a hard-to-trace leak can take longer. With a bit of garden around a house, as there frequently is around Sholing, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- We help you choose the package that suits the leak.
- A visit is booked for a weekday, Saturday or Sunday.
- We inspect inside and out, starting from the stain.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Preparing for the visit
- Tell us about any leaks, stains or damp patches you know of
- Have any questions written down, so nothing gets missed
- Keep pets out of the way during the survey

Sholing: your questions answered
How do I find out if my home in Sholing is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Sholing?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Can a leak be traced on a dry day?
Often, yes. Stains, tide marks, damp timbers and moisture readings usually point the way. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.
Can thermal imaging help find my roof leak?
Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.
Are you structural engineers?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
What does a roof survey cost?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
What this survey cannot tell you
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Leaks that only appear in weather we cannot recreate
- Structural calculations (that’s a structural engineer’s job)
- The repair itself (the investigation finds and reports the cause)
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.
Roof types and parts we check
- Valleys and parapet gutters
- Lead flashings
- Slate and tile slopes
- Chimney stacks
- The roof space
- Rooflights and dormers
- Flat roof details
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Roof leak investigations in Sholing: local notes
Sholing is within about 2 miles of the coast, so there’s more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. About 2.2 miles west lies Medieval Merchant's House, a reminder of how long the area around Sholing has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to Sholing station may find that a clear finding on where water gets in helps you brief a roofer right away. Take an older house close to Church of St Mary: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
