Chimney surveys for homes and businesses in Sholing

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a written report with photos and our recommendations. It suits a single stack on a house as well as several on a larger building. We survey shared and party-wall stacks, lead flashings and flaunching, and the problems we’re asked to look at most are damaged chimney pots and cowls and eroded joints in the brickwork.

In a smaller place like Sholing, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

Nothing in the report is left vague: where something needs attention, it says so plainly.

The survey, step by step

Every roof is different; as a rough guide, the survey takes about one to two hours at a house, as part of a look at the roof around the stack. If you have questions on the day, just ask. In a smaller place like Sholing, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Landlords, agents and block managers in Sholing

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.

Sholing homes and their roofs

Sholing is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as St Monica Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Shop and office owners around Marlands Shopping Centre may find that a roof report helps plan work around trading rather than after a leak.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Whether a stack needs rebuilding on structural grounds
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey before you book. The full list of what we check.

Signs you need a chimney survey in Sholing

A stack takes the weather from every direction. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. People usually call us when they notice damp or a problem with the stack, or before a purchase.

These are some of the problems a survey can pick up:

  • A chimney out of line
  • Spalled or crumbling bricks
  • Worn or missing pointing
  • Flaunching that has broken away

Medieval Merchant's House, about 2.2 miles west, is one of the historic houses in the wider area around Sholing. On a period home nearby, the survey separates sound original work from tired later repairs.

Before you book anyone

FAQs for Sholing

Can a landlord with a rental near Sholing station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need.

Do you cover smaller places like Sholing?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

How long will you be at the property?

Time on site depends on the roof, but most surveys take roughly 1–2 hours at a typical home, and more on a big or complicated roof. The written report follows by email.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Do you climb onto every roof?

Only where it’s safe to do so. We check everything that can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Do you need to go on the roof to check the chimney?

We look from ground level, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.

What if it rains on the day?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Roof by roof

Rendered stacks

Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.

Chimney breasts and the loft

Where a breast has been taken out, we check what supports the stack. A structural engineer should confirm whether it is adequate.

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
