Questions from Southampton
How do I find out if my home in Southampton is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can a landlord with a rental near St Denys station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need.
Do you inspect shared chimneys?
Yes. We inspect what can be seen safely and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.
What happens next?
You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.
How do I arrange a chimney survey in Southampton?
Just phone 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Chimney surveys for homes and businesses in Southampton
A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. Common reasons to book are gaps where the stack meets the roof and gaps in the mortar around the pots, on lead flashings, brick chimney stacks and flaunching.
A place like Southampton has a large number of rented homes, and roofs on rented property are easy to overlook. For letting agents and landlords, a report on the roof, chimneys and gutters helps plan work ahead of problems. It also gives you photographs to look back on. Small faults, such as a blocked gutter or loose flashing, are easy to miss until a tenant reports damp.
Where we cannot see part of the chimney stack, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Local roofs in Southampton
Southampton lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Southampton Tudor House and Garden, about 1.4 miles south, is one of the historic houses in the wider area around Southampton. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Homes near green spaces like Rockstone Place Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you live in an older home near Saint Mary's, old fixings, lead flashings and tall chimneys are typical of older roofs.

Practical tips
Nothing here needs a ladder. Our suggestions:
- Make sure unused flues are capped with ventilation
- Check with the council before altering a stack in a conservation area or on a listed building
- Book a sweep for flues that are in use
- Keep the report to compare against at the next survey
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.
Honest limits
In fairness, a roof survey has limits:
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
- What’s inside the brickwork or behind render, without opening up
- Whether a gas appliance or its flue is safe
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

Rented homes, blocks and businesses
Landlords, agents and building managers in Southampton can book any of our surveys. To discuss a property or a block, phone 07833 053749 or send us an email.
If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which can make access easier.
The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. It normally takes an hour or two at a typical home, or half a day or so for a commercial building. In busier parts of Southampton, parking can be tight, so let us know about driveways, permits or nearby car parks. On the day, we look at the roof from ground level, from windows and vantage points, from the loft where there’s safe access and from the roof where it is safe, with the drone where applicable.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
- You get a photo-illustrated written report and our recommendations.
Getting ready for the survey
- Point out any leaks or damp patches
- For flats, check roof access has been agreed
- Mention any parking restrictions on your street

Advice
Signs you need a chimney survey in Southampton
Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. Most people book after spotting damp or a loose pot, or before buying.
It is worth booking a survey if you’ve seen:
- Damp on a chimney breast inside
- Disused chimneys trapping moisture
- Bricks with flaking faces
- Worn or missing pointing
Landlords with a home close to St Denys station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
