About our chimney survey in Maybush
Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey lead flashings, flaunching and shared and party-wall stacks, and people most often book us about a stack that appears to lean and worn or missing pointing.
Houses in smaller places like Maybush can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Never climb onto the roof to look at a chimney
- Look at the chimneys with binoculars after a storm
- Make sure fixings on the stack are secure
- Ask about consent before removing a chimney on an older property
You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.
Watch for damp or staining on chimney breasts. The sooner damp is spotted, the easier the cause is to find.

Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
Landlord and commercial surveys in Maybush
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
Local roofs in Maybush
Maybush lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. About 2.9 miles south-east lies Southampton Tudor House and Garden, a reminder of how long the area around Maybush has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a shop, office or commercial unit, for instance near Marlands Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. For site and facilities teams at buildings like Newlands Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Homes near green spaces like St James' Park can get more leaves in their gutters in autumn.
Maybush is about 3 miles east of Totton, in Southampton. Surveys in Maybush work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our area takes in places right across Southampton, from the larger towns to small villages.
We survey roofs across SO16 and SO15 for chimney surveys and the streets around it. If you need a chimney survey at a property on Link Road, Palm Road and Vine Road or a nearby road, we can survey it. Nearby, we also carry out chimney surveys in Coxford (1 mile north-east), Hillyfields (1 mile north-west), Regents Park (1 mile south-east), Shirley (1 mile south-east) and Millbrook (1 mile south). Further out, we also cover Southampton (3 miles east), Townhill Park (4 miles east), Midanbury (4 miles east), Thornhill (5 miles east), Chartwell Green (4 miles east) and Harefield (5 miles east).

When you need someone else
It is a careful look at the chimney stack, not the whole story. The main limits are:
- A structural engineer’s assessment
- Checks on boilers, fires or their flues
- Hidden sides of a shared stack
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. The full list of what we check.

Maybush questions
Is Maybush within the area you cover?
Yes. Maybush is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Is the coastal weather around Maybush hard on roofs?
Often, yes. Within about 2 miles of the sea, as Maybush is, metal fixings wear faster and gales find any loose ridge or slate.
How fast do I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
Our stack is shared. Can you still survey it?
Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How long is the visit?
Expect it to take about 1–2 hours at a house, as part of a look at the roof around the stack. You’ll then get the report by email.
Why act early in Maybush
A small amount of repointing or new flaunching is typically a modest job. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Blocked gutters on homes around Maybush overflow and soak walls. It is easy to sort the cause early and slow to dry a damp wall.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

The survey, step by step
The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes an hour or two for most homes, a little longer where there are several stacks. A visit to Maybush is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Before the survey
- If you’re buying, check with the agent that we can get in
- For a flat or shared roof, check access with the freeholder or managing agent
- Make sure we can get to the back of the property
