How the survey changes by roof type

Valleys and parapet gutters

When a parapet outlet blocks, water can come inside. Outlets and any debris around them are photographed.

Steep slate and tile slopes

Widespread slipping on slate usually means nail fatigue. Close-up photos show how widespread it is.

Drone roof survey in Maybush

The weather decides whether a drone can fly. High wind or heavy rain rules out a flight, because the drone has to stay safely under control. If the day turns out unsuitable, we’ll talk about another date. We check the forecast ahead of the visit and again on site. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. Common reasons to book are debris building up in hidden gutters and moss and weeds taking hold up top, across tall and steep roofs, fragile roofs and flat roofs on upper floors.

Older cottages and houses around Maybush may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Drone roof surveys around Maybush

Maybush is within about 2 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. Maybush is about 2 miles from the edge of the flight restriction zone around Southampton Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly.

For businesses in and around places such as Marlands Shopping Centre, large commercial roofs are frequently easiest to see from the air or with a thermal camera. Southampton Tudor House and Garden, about 2.9 miles south-east, is one of the historic houses in the wider area around Maybush. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition.

Maybush is about 3 miles east of Totton, in Southampton. Surveys in Maybush work the same way as everywhere we cover: a careful inspection, photos and a written report. Maybush is one of the places in Southampton where we work.

If you’re just outside Maybush, we cover Coxford (1 mile north-east), Hillyfields (1 mile north-west), Regents Park (1 mile south-east), Shirley (1 mile south-east) and Millbrook (1 mile south). We also work in nearby towns such as Southampton (3 miles east), Townhill Park (4 miles east), Midanbury (4 miles east), Thornhill (5 miles east), Chartwell Green (4 miles east) and Harefield (5 miles east).

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Keep dogs indoors during the visit
  • Keep a clear space in the garden or drive for take-off
  • Clear the loft hatch so we can check inside too
  • Expect a little longer if permission is needed

If you need work done, roofers can work from the photos. The photos show the location and extent of every problem.

Every so often, look in the loft space with a torch, keeping to boarded areas. The underside often shows problems before the outside does. Take photos of any changes.

Signs you need a drone roof survey in Maybush

Height and steep pitches make close inspection risky. Three-storey houses, blocks of flats and tall commercial buildings are common examples. A drone gets close-up views from a safe position on the ground.

Here are some of the things we see often:

  • Moss building up on slopes and in gutters
  • Wind damage high on the roof
  • Cracked mortar along the ridge
  • Cracked slates and tiles out of sight from below

If you live in an older home near St Peter's Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • What happens after the report arrives
  • Whether any drone flown is registered with the CAA
  • Whether the loft is part of the inspection

What’s in a roof survey

How the survey works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about 1–2 hours at a house, including the airspace and weather checks before take-off. With a bit of garden around a house, as there often is around Maybush, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. First comes the address, plus a note of what worries you about the roof.
  2. We check the airspace and seek any permission needed.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. You receive a written report with the photos and our recommendations.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Tell us about parking before the day
  • Find any records of previous roof work

Advice

FAQs for Maybush

How do I find out if my home in Maybush is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Maybush?

Yes. Maybush is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Does your drone take thermal images?

The drone gives you detailed photos of the outside of the roof. Thermal imaging comes with the Premium Survey.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How much is a survey?

Our price is from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.

Checking the roof from ground level

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

What affects the cost of drone roof surveys

To price your survey, we look at:

  • The use of thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size
  • The type of building, from a house to a block or an office

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the price for the job before booking.

What we need to know

What helps most when you contact us:

  • Dates you are working to, such as exchange
  • The reason for the survey, like buying, a leak or storm damage
  • Anything about access we should know
  • The style of property, from a terrace to a block

Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.
