Thermal roof survey in Maybush
Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. We then check those areas with moisture readings. If you are worried about thin or uneven insulation in the roof and moisture around outlets and upstands, we can find out what’s behind it, on ceilings below the roof, loft conversions and commercial roofs alike.
Places like Maybush can be near small airfields or other airspace restrictions, so every drone flight starts with a check of the Drone Safety Map. Open ground can mean stronger wind, which also affects whether a small drone can fly. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Thermal roof surveys around Maybush
The coast is about 2 miles or less from Maybush, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. The flight restriction zone around Southampton Airport comes within about 2 miles of Maybush. If your survey includes the drone, the exact boundary is checked for the address first.
If you run a business near Marlands Shopping Centre, large commercial roofs are frequently easiest to see from above or with a thermal imager. Southampton Tudor House and Garden lies about 2.9 miles south-east, so building around Maybush goes back a long way. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. Anyone responsible for a site like Newlands Primary School will know that a drone or thermal camera can show a large roof in a single visit.

How the survey changes by roof type
Parapets, valleys and junctions
Junctions where roofs meet walls, parapets and valleys are common places for water to get in. Thermal imaging can help show damp patterns around them.
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.
Landlords, agents and block managers in Maybush
Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.
The survey, step by step
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two for most homes, plus time to check any thermal findings with moisture readings. A visit to Maybush is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We look at the roof from ground level, from windows and from the roof itself where it’s safe.
- Thermal images are taken to show differences in surface temperature.
- We check the patterns that stand out with moisture readings where there’s safe access.
- You get a report with thermal images, photographs and our recommendations.
Before we arrive
- For flats, check roof access has been agreed
- Keep pets in another room
- Move anything stored under the loft hatch

What happens if roof problems are left?
Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. Homes in smaller places like Maybush can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

Useful tips for Maybush property owners
Most of what helps is simple and safe from ground level. A few suggestions:
- Clear leaves from outlets and gutters each autumn
- Keep the report to compare against after any repair
- Note where damp appears and after what weather
- Heat the home normally on the days before
Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.
After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.
When you need someone else
Without opening up the roof, some things stay hidden, so a survey has limits:
- Confirming water without moisture readings
- Structural calculations, which need a structural engineer
- What’s inside walls or under coverings, without opening up

Maybush questions
Is drone flying allowed in Maybush?
That depends on where the roof is and on the weather. Maybush is about 2 miles from the edge of the flight restriction zone around Southampton Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.
How do I find out if my home in Maybush is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Will you go up on the roof?
Only where it’s safe to do so. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
Does the report include photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Do you work in Maybush?
Yes. We survey roofs across London and South East England, and that includes Maybush.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
