Thermal roof surveys across Southampton: what to expect

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where it applies, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. You can call 07833 053749 or drop us an email with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. We survey loft conversions, pitched roof slopes and insulated roof spaces, and people most often book us about areas losing heat at the eaves and junctions and damp that repairs haven’t cured.

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two on an ordinary house, and more on a big or complicated roof.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photos and our recommendations.

Airspace, weather and roofs across Southampton

In Southampton, every drone flight is checked against the Drone Safety Map first, in Shirley, Regents Park and Townhill Park and well beyond. Where permission is needed, the flight waits for it.

Several airports in London and the South East have flight restriction zones around them, so every drone flight in Southampton is checked against the Drone Safety Map first. Flights that need permission only go ahead once it is given. Some of Southampton sits close to the sea, so the weather on the day matters more for drone flights and roof access. A windy forecast can mean a change of date.

Southampton: Historic houses like Southampton Tudor House and Garden, about 1.4 miles south, show how far back building around Southampton goes. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. Anyone responsible for a site like Bevois Town Primary School will know that a view from above covers a wide roof far faster than walking it.

What a survey does not cover

A survey is a close look at the roof, but it can’t do everything. Its limits include:

  • Seeing water directly, as the camera shows temperature, not moisture
  • The condition of timbers we cannot see
  • Reliable images in rain, strong wind or on a wet roof surface

Rented homes, blocks and businesses

Landlords and agents in Southampton book surveys as well as homeowners. A report with photos gives you a clear record of the roof, useful for planning maintenance.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant in advance.

Why get it checked now?

Trapped water can harm decks, timbers and ceilings the longer it stays. Surveying sooner gives you more choice about what to do.

What to check before booking

  • What insurance they carry
  • Whether the price includes VAT
  • How long they’ve been surveying roofs
  • Which limits apply to the survey

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Note where damp appears and after what weather
  • Talk to us about the weather when booking
  • Heat the home normally on the days before
  • Clear leaves from outlets and gutters each autumn

If the images suggest moisture that cannot be confirmed, we will say what would help next, for instance electronic leak detection or a roofer opening up a small section.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

Questions from Southampton

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, tell us when booking.

Which days do you carry out surveys?

Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or drop us an email.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Will the survey show heat loss through my roof?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you work in Southampton?

Yes. We survey roofs across London and South East England, and that includes Southampton.

How long will you be at the property?

Most surveys take between one and two hours at a typical home, and about three to four hours for a commercial roof. The report follows by email.
