Thermal Roof Survey in Itchen

Find out what’s going on with the roof before you spend money on it. We carry out thermal roof surveys in Itchen, with photos and a clear written report.

  • Moisture around outlets and upstands
  • Water getting in at parapets and stacks
  • Leaks far from where the stain appears

Need a thermal roof survey in Itchen?

What we cannot see

It’s a careful look at the roof, not the whole story. The main limits are:

  • Structural calculations, which need a structural engineer
  • Confirming water without moisture readings
  • Hidden layers that need to be opened up to check

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before you book. The full list of what we check.

What we look at

  • Insulated roof spaces
  • Loft conversions
  • Flat roofs
  • Pitched roof slopes
  • Commercial roofs
  • Ceilings below the roof

How a thermal roof survey works in Itchen

A thermal survey isn’t a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. That is why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. If a finding cannot be confirmed, the report suggests a next step. Common reasons to book are leaks that are hard to trace and heat escaping through the roof, across ceilings below the roof, commercial roofs and pitched roof slopes.

In smaller places like Itchen, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. The forecast decides the day. Even so, a close-up image often shows wear on ridges and flashings that a view from the ground misses.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Airspace, weather and Itchen roofs

Itchen is within about 2 miles of the coast, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Itchen is about 1 mile from the edge of the flight restriction zone around Southampton Airport. If the drone is used for your survey, we check the exact boundary for the address before flying.

The streets around a church such as Jesus Chapel - St Mary Extra are often among the oldest in a place, and if you own one of the older houses nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Medieval Merchant's House, about 1.5 miles west, is one of the historic houses in the wider area around Itchen. A drone or thermal survey does not involve any work on the roof, which suits older buildings.

Itchen is about 2 miles south-east of Southampton, in Southampton. We carry out thermal roof surveys in Itchen for houses, flats, blocks and commercial buildings. We cover towns and villages across Southampton.

Thermal roof surveys in SO19 and SO14 work the same way as everywhere else we cover. Streets in the area include Sea Road, Oak Road and West Road, and we cover them all. With the A3025 close by, Itchen is simple for us to get to for thermal roof surveys. How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. In a smaller place like Itchen, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Tips that help

Small things make a difference. Some pointers:

  • Do not climb onto the roof to look for leaks yourself
  • Remember the conditions on the day affect the results
  • Clear a path to the loft hatch before we arrive
  • Keep the report to compare against after any repair

Buyers can use the findings when talking to the seller or agent. It’s your decision how to use it, whether that’s asking for work or discussing the price.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

Do you need a thermal roof survey in Itchen?

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Missing or slipped insulation can stand out as temperature differences, particularly when there is a clear difference between inside and outside.

Look out for signs like these:

  • Damp around roof outlets and upstands
  • Heat escaping through the roof
  • Water that travels before it shows
  • Cold spots on ceilings under the roof

For businesses in and around places such as Marlands Shopping Centre, thermal images can show trapped moisture across a wide commercial roof.

What to check before booking

  • Which limits apply to the survey
  • Will the report include photos?
  • Whether you can ask questions once you have the report
  • What experience they bring

Itchen questions

Will you come out to Itchen?

Yes, Itchen is on our map. A small place gets exactly the same survey as a big one.

Are there drone restrictions around Itchen?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around Southampton Airport comes within about 1 mile of Itchen. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. A small drone can’t fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

What happens after the survey?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Does thermal imaging work on slate and tile roofs?

It can be useful, though pitched roofs are normally harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.

Can you check my loft insulation with a thermal camera?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. Where we can reach the loft safely, we check there too.

Does the weather affect a thermal survey?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast as you book.

Leave it or get it looked at?

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. Arranging work in a smaller place like Itchen is easier with notice than in an emergency. A survey gives you that notice.

Every price we give includes VAT, and the written report is part of the package. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.
