How a thermal roof survey works in St Mary's

Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. If you are worried about stains that keep coming back and damp where roofs meet walls and chimneys, a survey will tell you what’s going on, on flat roofs, commercial roofs and ceilings below the roof alike.

In smaller places like St Mary's, many homes are bungalows and houses with roofs you can partly see from ground level. The parts you cannot see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day. Even so, a close-up image often shows wear on ridges and flashings that a view from the ground misses.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What we can’t see

Before booking, it’s worth knowing what a survey will not do:

  • An energy rating for the building
  • Seeing water directly, as the camera shows temperature, not moisture
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

FAQs for St Mary's

Does a conservation area affect roof work in St Mary's?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Are there drone restrictions around St Mary's?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around Southampton Airport comes within about 1 mile of St Mary's. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. A small drone cannot fly safely in high wind or heavy rain, and the rest of the survey does not depend on the drone.

Is St Mary's in your area?

Yes. We survey roofs across London and South East England, St Mary's included.

What’s in the report?

It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Which survey includes thermal imaging?

It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Can thermal imaging show missing insulation?

The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the report shows where to look more closely.

What we are asked to look at in St Mary's

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which suits a purchase that’s moving quickly.

Common reasons to book include:

  • Areas losing heat at the eaves and junctions
  • Cold areas below the roof
  • Damp patches with no obvious cause
  • Leaks that are hard to trace

If yours is one of the older homes in the streets near St Mary's Church, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Before booking any roof surveyor

  • When you’ll get the report
  • Whether VAT is added on top
  • What happens after the report arrives
  • How much experience they have with roofs like yours

What to expect from a roof survey

Why get it checked now?

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. In an older home around St Mary's, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

Our price is from £400, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

How the survey changes by roof type

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.

Airspace, weather and St Mary's roofs

St Mary's is within about 1 mile of the coast, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. St Mary's is about 1 mile from the edge of the flight restriction zone around Southampton Airport. If your survey includes the drone, we check the exact boundary for the address before flying.

A roof leak in a hotel or guest house around St Mary's means lost rooms as well as repairs, so it is worth knowing the roof’s condition. Southampton Tudor House and Garden lies about 0.6 miles south-west, so building around St Mary's goes back a long way. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

The survey, step by step

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. A visit to a smaller place like St Mary's is no different on the day: we look from ground level, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Make sure the loft hatch can be reached
  • Leave side gates unlocked
  • Keep pets in another room
