St Mary's Flat Roof Survey
A careful look at the flat roof at your property in St Mary's, with photos and a written report.
- Standing water left after rain
- Outlets choked with leaves and silt
- Loose or cracked edge trims
How a flat roof survey works in St Mary's
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please ring 07833 053749 or email us with the address and an idea of the roof’s size. If you’re worried about cracked or split membrane and outlets that hold water back, a survey will tell you what’s going on, whatever the roof.
Around St Mary's, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It’s worth mentioning them when you book, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Should I look at the roof myself first?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Common roof problems in St Mary's
A buyer’s general survey often recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photographs.
We are often asked to look at:
- Cracked or split membrane
- Ponding water that doesn’t drain away
- Gaps at upstands and abutments
- Outlets choked with leaves and silt
For site and facilities teams at buildings such as Hope Community School Southampton, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Before booking any roof surveyor
- Whether the loft space is looked at, where there is one
- How they plan to inspect the roof safely
- Is VAT included in the price?
- Whether you get a written report with photos
How it works
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours at a typical home, and about three to four hours for a commercial roof. In a smaller place like St Mary's, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from ground level, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Keep pets in another room
- Check we can get to the back of the property
- Note where any stains or damp appear
How to book
Not sure which survey you need? It is easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Different roofs, different checks
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.
Flat roof surveys in St Mary's: local notes
St Mary's is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. There are several hotels within about a mile and a half of St Mary's, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.
With Southampton Tudor House and Garden about 0.6 miles south-west, the area around St Mary's has a long history. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof. A roof leak in a hotel or guest house around St Mary's means lost rooms as well as repairs, so it pays to find faults before guests do.

Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- The condition of the deck or insulation hidden under the covering
- Whether the deck or joists are strong enough
- Asbestos testing, which needs a specialist asbestos surveyor
