Common roof problems in Eling

A buyer’s general survey often recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

A survey can pick up problems such as:

  • Upstands pulling away from walls
  • Damaged trims at the roof edge
  • Raised blisters across the surface
  • Splits and cracks in the covering

If you let a flat or house near Totton station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Questions to ask before booking

  • Will the report include photos?
  • Whether VAT is added on top
  • Is there a chance to talk the report through?
  • Whether the inside of the roof is included

What to expect from a roof survey

Flat roof surveys for homes and businesses in Eling

Water through a flat roof does not always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you’ve noticed standing water left after rain and outlets choked with leaves and silt, we can find out what’s behind it, whatever the roof.

In smaller places like Eling, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it. From an upstairs window, look for standing water, splits and edges coming away.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. It typically takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Some parts of a survey depend on the weather, so a visit to Eling is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

What a flat roof survey does not cover

A survey is a close look at the flat roof, but it can’t do everything. The main limits are:

  • A structural engineer’s assessment of the deck
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Hidden layers beneath the covering

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

What we look at

  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

Local flat roofs in Eling

Eling lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Historic houses like Southampton Tudor House and Garden, about 3.6 miles east, show how far back building in the area around Eling goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you look after a building such as Eling Infant School and Nursery, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you look after a shop, office or commercial unit, for instance near Westquay, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Eling is about 1 mile south-east of Totton, in Southampton. Eling is one of many places we visit across Southampton, for houses, flats and commercial buildings. Eling is one of the towns and villages in Southampton we cover.

Surveys in SO40 and SO15 work the same way as everywhere else we cover. Streets in the area include Bury Lane, Rose Road and Mill Road, all of which we cover. Eling sits on or near the A35, so getting to you is simple. Close by, we survey roofs in Redbridge (1 mile north-east), Millbrook (2 miles east), Hillyfields (2 miles north-east), Maybush (2 miles north-east) and Regents Park (2 miles east). Larger places within reach include Southampton (4 miles east), Townhill Park (6 miles east), Midanbury (5 miles east), Thornhill (6 miles east), Chartwell Green (6 miles east) and Harefield (6 miles east).

Local landmarks in Eling

Around Eling, our work takes us to homes and buildings near The Anchor pub and Hounsdown School and the streets around them. There’s a railway station in Eling itself: Totton station. Other landmarks nearby include Eling Experience (0.6 miles north) and Westquay (3.5 miles east). For a walk, there’s Testwood Lakes.

How the survey changes by roof type

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

Felt and built-up roofs

The edges and upstands of a felt roof are normally where trouble starts. Every upstand and edge is looked at, with photos of any that have lifted or cracked.

Questions from Eling

Is Eling within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is the coastal weather around Eling hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

What types of flat roof do you survey?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Will this cover the whole house?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and it is not a structural engineer’s report.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.
