Roof surveys across SO40

Our roof survey service in SO40

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. We survey clay and concrete tiles, chimney stacks and natural slate, and common reasons people get in touch are loose chimney pots and torn or sagging underlay.

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes about one to two hours for most houses, and more on a big or complicated roof.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Local landmarks in Totton

Around Totton, our work takes us to homes and buildings near The Cross Keys Public House, Hounsdown School and Abbotswood Junior School and the streets around them. Totton’s nearest station is Totton station, about 1 mile east. Other landmarks nearby include Tatchbury Mount Hospital (1.3 miles north-west) and Eling Experience (0.8 miles east). Green spaces nearby include Testwood Lakes.

Homes and roofs across SO40

Older homes across SO40 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.

We work right across London and the South East, from the Isle of Wight to Hertfordshire, and SO40 is well within that. We survey on any day of the week. SO40 includes coastal places, where roofs take more wind and salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Totton: If you let a flat or house near Totton station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Abbotswood Junior School, large buildings have long gutter runs and big roofs that need checking like any other.

Signs you need a roof survey

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

It’s worth booking a survey if you’ve seen:

  • Leaning or weathered chimney stacks
  • Ridge tiles that have lifted or moved
  • Slipped, cracked or missing slates and tiles
  • Debris building up in roof valleys

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Stay off ladders and the roof
  • Include dormers, porches and garages when booking
  • Clear the loft hatch area before we arrive
  • Photograph stains when they appear

Keep the report with your property records. It’s a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Why act early?

By the time water marks a ceiling, it is often been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft.

Questions to ask before booking

  • Whether VAT is added on top
  • What experience they bring
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which limits apply to the survey

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • An exact number of years the roof has left
  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Your questions about roof surveys in SO40

What insurance do you have?

Our cover is professional indemnity plus public liability.

Will you climb onto the roof?

Only when it’s safe. We also use views from the ground, windows and the roof space, and Premium includes a drone where it applies.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

What’s the best way to book?

To book, ring 07833 053749 or drop us an email and let us know the address and what you want to find out. We will confirm the price and agree a day with you.

Can you tell me how long my roof will last?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
