Roof survey in SO45: how it works
There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run on weekdays and at weekends, so it is easy to find a day that suits. We survey ridges, hips and valleys, the roof space and flat roofs, and people most often book us about cracked or blistered flat roof coverings and worn or blocked valleys.
Every roof is different; as a rough guide, the survey takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You’re welcome to ask questions while we are there.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.

Landmarks near Hythe

Homes and roofs across SO45
Owners across SO45, from Hythe, Dibden Purlieu and Blackfield to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.
The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in SO45 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given. Near the sea in SO45, roofs face stronger wind and salt-laden air, which wears metal fixings and flashings faster. Ridges and verges facing the sea are worth checking after every big storm.
Hythe: If you live in an older home near Church of St John, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Medieval Merchant's House lies about 2.6 miles north, so building around Hythe goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs.
Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- The condition of the rest of the building (that is a RICS home survey)
- Confirmation of asbestos in soffits or cement sheets
- How the roof will behave in every kind of weather
Practical tips
There is plenty you can do without going near the roof. Here’s what helps most:
- Mention any flat roofs as well as the main roof
- Keep a record of damp patches and dates
- Stay off ladders and the roof
- Find records of any re-roofing or repairs
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What a survey costs
All our prices include VAT. What changes the price is:
- Features like valleys, chimneys, dormers and parapets
- How many separate roofs there are, like extensions, dormers and garages
- The type of building, from a house to a block or an office
- Roof area
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Roof survey starts from £150, including VAT.
Helping us price your survey
The more you let us know, the easier it is to price the survey. When you contact us, let us know:
- Any photos you have, taken from the ground or a window
- How the loft is reached, if there is one
- Why you want a survey: buying, a leak, a storm or new work
- The kind of building and roof involved
When you are ready to go ahead, ring 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date.
How the survey changes by roof type
Natural slate
Slate is common on older homes in London and the South East. Where several slates have slipped, the cause is frequently nail fatigue, and we say how widespread it looks.
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
Questions from SO45
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
How do I arrange a roof survey in SO45?
To arrange a survey, call 07833 053749 or send us an email and tell us the address and what you need to know. We will confirm the price and agree a day with you.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Will you fly a drone over my roof?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
Do you need to get into the loft?
Normally, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Can you survey at the weekend?
We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or use the contact form.
