Chimney surveys for homes and businesses in Hythe

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a report with photos and our recommendations. It suits a single stack on a house as well as several on a larger building. We survey flaunching, chimney breasts and brick chimney stacks, and people most often book us about worn or missing pointing and signs that a stack is leaning.

Most homes in a town like Hythe are houses, so the roof is typically the owner’s to look after. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. A roof report gives you a list of what needs doing and how soon, whether you live in the house or let it. Photographs show you exactly what was seen, even on parts you cannot reach yourself.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How the survey works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey usually takes an hour or two for most homes, a little longer where there are several stacks. A visit in Hythe runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so tell us who that will be.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Advice

How we price chimney surveys

Several things affect the price of a survey:

  • Height and safe access
  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • How big the roof is

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Getting in touch

There is no need for technical words. It is enough to let us know:

  • Where the property is, with the postcode
  • Dates you’re working to, like exchange
  • Anything about access we should know
  • Photos of the roof, taken safely from ground level or a window

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What a chimney survey does not cover

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Whether the flue is safe to use
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Hidden damage within the stack

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey. What our survey covers.

  • Chimney pots and cowls

  • Brick chimney stacks

Questions from Hythe

I let a flat near Southampton Town Quay station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or drop us an email and tell us about the building.

Is my home in Hythe listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you inspect the flue?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.

What happens after the survey?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

How can you see the top of the stack?

Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there is access. Our Premium Survey includes a drone inspection where it applies. We note anything we couldn’t see.

Why is my chimney breast damp?

There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We look at each one and note the most likely cause.

How long does the survey take?

It normally takes between one and two hours on an ordinary house, and more on a big or complicated roof. We will confirm the timing as you book.

Leave it or get it looked at?

If you’re buying, find out about the stacks before you exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. On a house in a town like Hythe, wet loft insulation stops working and can stay damp for a long time. That adds to the bill long before the leak is obvious.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Common roof problems in Hythe

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

It’s worth booking a survey if you’ve seen:

  • Gaps where the stack meets the roof
  • A stack that appears to lean
  • Loose, cracked or missing pots
  • Mortar washing out of the joints

For site and facilities teams at buildings like Waterside Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before booking

  • Whether the loft space is looked at, where there is one
  • Will the report include photos?
  • What follow-up you get after the report
  • What insurance they carry

What a good roof survey covers

Chimney surveys around Hythe

Hythe is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Southampton Town Quay station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a shop, office or commercial unit, for instance near Westquay, a roof report helps plan work around trading rather than after a leak.
