Chimney survey in Beaulieu: what you get

Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. If you’ve noticed a stack that appears to lean and damp patches on chimney breasts, we can find out what’s behind it.

In a village or hamlet like Beaulieu, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Nothing in the report is left vague: where something needs attention, it says so plainly.

How the survey changes by roof type

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. We check for lifting, splits and gaps in the joints.

Local roofs in Beaulieu

The coast is about 3 miles or less from Beaulieu, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. With Beaulieu Palace House about 0.1 miles north, Beaulieu sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For an older house near a landmark such as Church of the Blessed Virgin and Child, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Beaulieu Village Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

FAQs for Beaulieu

I let a flat near Beaulieu Road station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is the coastal weather around Beaulieu hard on roofs?

Frequently, yes. Beaulieu is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Do you inspect shared chimneys?

Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, call 07833 053749 or drop us an email.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Which parts of the chimney do you look at?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Do you need a chimney survey in Beaulieu?

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.

Look out for signs like these:

  • Worn or missing pointing
  • Flaunching that has broken away
  • A stack that appears to lean
  • Bricks with flaking faces

If you let a flat or house near Beaulieu Road station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What’s in a roof survey

What this survey cannot tell you

Before you book, it’s worth knowing what a survey will not do:

  • Checks on boilers, fires or their flues
  • Hidden sides of a shared stack
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey. The full list of what we check.

What we check

  • Lead flashings
  • Flaunching
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney breasts

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen. Most surveys take an hour or two at a house, as part of a look at the roof around the stack. Around Beaulieu, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Make a note of anything you’d like us to look at
  • Clear the way to the loft hatch
  • For a flat or shared roof, check access with whoever owns or manages the building

Advice

Why it’s worth a survey now in Beaulieu

Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. Older cottages and farmhouses around Beaulieu can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Check that disused chimneys can still breathe
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Use a Gas Safe registered engineer for gas appliances
  • Never climb onto the roof to look at a chimney

Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Check your stacks from the street or garden after a storm. With binoculars, you can frequently see cracked flaunching or lifted lead.
