Landlord roof surveys around Beaulieu

Beaulieu is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. The wider area around Beaulieu has a long history of building, with Beaulieu Palace House about 0.1 miles north. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building like Beaulieu Village Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Beaulieu Road station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Church of the Blessed Virgin and Child: its chimney, valleys and lead work are likely to be the parts that need attention first.

Landlord roof surveys for homes and businesses in Beaulieu

Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. The findings come in a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. If you’re worried about flashings that have come away and standing water on a flat roof, we can find out what’s behind it, on converted houses, flat roofs on blocks and blocks of flats alike.

In a small place like Beaulieu, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

How we price landlord roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • The height of the building and how the roof can safely be seen
  • Which survey package you book
  • Commercial roofs and larger buildings
  • The roof’s overall size

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both including VAT. You’ll know the exact price before booking.

What to tell us when you get in touch

Here’s what helps us most when you contact us:

  • Your postcode, so we can check access and travel
  • What made you get in touch
  • Photos of the roof, taken safely from the ground or a window
  • Where any leaks, stains or damp patches show inside

Booking is simple: just ring 07833 053749 or email us, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely. The survey typically takes roughly 1–2 hours for a house, and longer for a large or complex roof. Somewhere as small as Beaulieu, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the roof space is arranged with you ahead of time.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • For flats, check roof access has been agreed
  • If it is not your property yet, arrange access through the agent
  • Jot down any questions you want answered

Beaulieu: your questions answered

Is Beaulieu within the area you cover?

Yes, Beaulieu is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How do I find out if my home in Beaulieu is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

What access do you need for a block roof survey?

Sometimes, yes. If the loft space or a flat roof is reached through a flat, we need access to it so please give residents notice.

How long does a landlord roof survey take?

Most visits to a house take about 1–2 hours, with blocks and complex roofs taking longer.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

What we can’t see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Asbestos testing of roof sheets or soffits
  • Legal advice on leases or service charges
  • Parts of the roof we cannot safely see or access

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Roofs we survey in Beaulieu

  • Flat roofs on blocks
  • Rented houses
  • Blocks of flats
  • Shared roofs
  • Gutters and downpipes
  • Converted houses

Why get it checked now?

Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. In a small place like Beaulieu, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Why us?

  • Thermal imaging and drones used where they help
  • A written report with photos
  • An independent look at the roof
  • Covered by professional indemnity and public liability insurance

Landlord and commercial surveys in Beaulieu

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Make sure the roof space can be accessed
  • Check your lease or ask a solicitor about who pays
  • Don’t wait for a leak to survey the roof
  • Give tenants a simple way to report leaks

If you need to share the findings with leaseholders or a board, the photographs help. The report is written in plain language.

Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.
