About our new roof snagging in Beaulieu
Ideally, book snagging before you settle the final invoice, while the roofer is still on hand. If you’ve already paid, check before any defects or warranty period runs out. That gives you time to raise any snags. Our report gives you a clear, photographed list of snags to send to your roofer in good time. We survey new flat roofs, new-build homes and loft conversions and dormers, and people most frequently book us about vents that weren’t fitted or are covered and debris left in gutters or valleys.
Older buildings in small places like Beaulieu may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

When to book a survey in Beaulieu
Ventilation is sometimes missed or blocked during re-roofing. Poor ventilation can lead to condensation in the loft.
Here are some of the things we see frequently:
- Offcuts and broken tiles left behind
- Underlay not dressed into the gutter
- Gutters or fascias damaged during the job
- Untidy or loose verge details
For an older house near a landmark such as Church of the Blessed Virgin and Child, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Questions to ask before you book
- How they plan to inspect the roof safely
- Will they check the loft as well as the outside?
- Whether any drone flown is registered with the CAA
- Is VAT included in the price?

Buying a home or a new roof in Beaulieu
The coast is about 3 miles or less from Beaulieu, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a proper look whether you’re buying or signing off new work. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most.
Beaulieu Palace House, about 0.1 miles north, is one of the historic houses in the wider area around Beaulieu. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. For landlords with property near Beaulieu Road station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Why act early in Beaulieu
Photos from the ground rarely show the detail. Our inspection looks as closely as can be done safely using a drone where applicable. Older cottages and farmhouses around Beaulieu can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Areas out of view from every safe vantage point
- Pricing the remedial work
- How the roof will perform for years to come
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.
What this survey covers
- Ridges and verges
- Flashings and valleys
- Replacement roofs
- New-build homes
- Loft conversions and dormers
- New flat roofs
What happens on the day
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take between one and two hours at most homes, and more on a big or complicated roof. Around Beaulieu, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First, we note any deadlines and concerns.
- We inspect as far as safe access allows.
- Each detail at ridges, verges, valleys and flashings is looked at.
- We check the gutters, lower roofs and walls for debris or damage.
- You receive a report to share with your roofer.
How to prepare
- Move anything stored under the loft hatch
- Make a note of anything you’d like us to look at
- Have keys ready for side gates, garages or roof access doors

Related advice
DIY checks: what’s safe
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Useful tips for Beaulieu property owners
Over many surveys, some simple habits stand out:
- File all paperwork for the new roof
- Check the roof before you pay in full
- Check before your warranty period ends
- Put any issues to your roofer in writing
Keep the report with any warranty papers from your roofer. It records the roof’s condition at that point.
Note the end date of any defects or warranty period. Arrange an inspection in good time so snags can be raised.
Questions from Beaulieu
Is the coastal weather around Beaulieu hard on roofs?
Often, yes. Within about 3 miles of the sea, as Beaulieu is, metal fixings wear faster and gales find any loose ridge or slate.
Will you come out to Beaulieu?
Yes, Beaulieu is on our map. Villages and rural addresses get the same survey as a town house.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.
What’s the best way to book?
It’s easiest to ring 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we will take it from there. Surveys run seven days a week.
What’s the price of a snagging inspection?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your roof, phone 07833 053749 or drop us an email.
When should I book new roof snagging?
Ideally before you make the final payment so snags can be raised while the job is still open. Otherwise, book before your defects or warranty period runs out.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
