About roof surveys in SO42
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. Visits run on weekdays and at weekends, so it’s easy to find a day that suits. Common reasons to book are flashings that have come away from the wall and condensation or damp timbers in the loft, on flat roofs, natural slate and chimney stacks.
We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours for most homes, depending on how many separate roofs there are.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We look at the roof from each safe vantage point, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.

Local landmarks in Brockenhurst
Locally, jobs take us to homes and businesses close to Church of St Saviour, Brockenhurst Church of England Primary School and Morant Arms, among other places. Brockenhurst has its own railway station: Brockenhurst station. Other landmarks nearby include Lymington New Forest Hospital (3.8 miles south).
Roofs, chimneys and gutters across SO42
Older homes across SO42 often keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in SO42 are part of that picture. Coastal parts of SO42 can be windy, which matters for drone flights, as a small drone can’t fly safely in strong wind, so the weather on the day decides. Driving rain and salt air are hard on roofs there too.
Brockenhurst: Anyone responsible for a site like Brockenhurst Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Brockenhurst station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Why get it checked now?
Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention.
What to check before booking
- Whether the loft is part of the inspection
- Is VAT included in the price?
- How much experience they have with roofs like yours
- What happens after the report arrives
What a survey costs
To price your survey, we look at:
- The package you choose: Basic, Standard or Premium
- Any need for thermal images or a drone flight
- Chimneys, valleys, parapets and other details
- The size of the roof
Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for the job before you book.
What to let us know when you contact us
Here’s what helps us most when you contact us:
- The reason for the survey, such as buying, a leak or storm damage
- The property’s address and postcode
- What kind of property and roof it is
- How the loft is reached, if there is one
Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or drop us an email.
How the survey changes by roof type
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded.
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.
Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Gather any paperwork for past roof work
- Leave roof access to professionals
- Photograph stains when they appear
- Let us know about past leaks
Keep the report with your property records. It’s a useful baseline for future surveys, and buyers may ask about the roof when you sell.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
Signs you need a roof survey
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.
People typically book a survey when they’ve noticed one of these:
- Debris building up in roof valleys
- Crumbling chimney pointing or cracked flaunching
- Worn lead at chimneys and abutments
- Water stains on rafters and ceiling joists
Questions from SO42
What’s the best way to book?
To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what you want to find out. We’ll confirm the price and find a day that suits.
Does the weather affect the survey?
A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.
Do you work in SO42?
Yes. Our area covers London and South East England, and that includes SO42.
Do you inspect the roof from on top?
When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the roof space, and Premium includes a drone where applicable.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there is safe access. The report includes photos and recommendations.
Will you check the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.
