Roof survey in Thorns Beach: what you get
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are water stains on rafters and ceiling joists and slates or tiles that have slipped or broken, on chimney stacks, flat roofs and clay and concrete tiles.
Somewhere as small as Thorns Beach, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- File the report with your home documents
- Clear the loft hatch area before we arrive
- Watch for slipped slates after bad weather
- Keep a record of damp patches and dates
File the report with your other home documents. It’s a useful baseline for future surveys, and buyers may ask about the roof when you sell.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.
What this survey cannot tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A promise that the roof will not leak in future
- Walls, floors and services below the roof
- Confirmation of asbestos in soffits or cement sheets

Your questions about roof surveys in Thorns Beach
I let a flat near Lymington Pier station. Can you check the roof?
Yes, rented property is part of what we cover. Just call 07833 053749 or email us and let us know about the building.
Does being near the coast affect roofs in Thorns Beach?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
What does a roof survey include?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. The report includes photos and recommendations.
Will you climb onto the roof?
Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
How it works
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Thorns Beach frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

Advice
What happens if roof problems are left?
Leaks rarely show up straight away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Older and listed buildings around Thorns Beach may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Different roofs, different checks
Natural slate
Inside the loft space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack. Leaning stacks and loose pots are recorded.
Roof surveys around Thorns Beach
The coast is about 1 mile or less from Thorns Beach, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
With Beaulieu Palace House about 3.8 miles north, the area around Thorns Beach has a long history. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. If you let a flat or house near Lymington Pier station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
