Roof surveys in PO30

How a roof survey works in PO30

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey the roof space, chimney stacks and lead flashings, and common reasons people get in touch are ridge tiles that have lifted or moved and slates or tiles that have slipped or broken.

After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, it usually takes about 1–2 hours for most homes, depending on how many separate roofs there are.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Landmarks near Newport

We work in homes and buildings around Seaclose Park, Castle Inn and Island Innovation VI Form Campus and the streets around them. You will also find Christ The King College (0.6 miles south-west) and Nine Acres Primary School (less than half a mile south). Other landmarks nearby include Carisbrooke Castle (1 mile south-west) and St Mary's Hospital (0.8 miles north). For a walk, there is Briddlesford Nature Reserve and Mill Hill.

Homes and roofs across PO30

Older homes across PO30 frequently keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.

We survey roofs across London and South East England, and PO30 is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates. Along the coast in PO30, roofs facing the sea take the brunt of the weather, and that is where ridges, verges and flashings usually show it first.

Newport: Trees in and around Seaclose Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For site and facilities teams at buildings such as Nine Acres Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Honest limits

In fairness, there are limits to any roof survey:

  • Asbestos testing of any kind
  • A structural engineer’s report
  • The condition of the rest of the building (that’s a RICS home survey)

Why act early?

By the time water marks a ceiling, it’s frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft.

Before you book any surveyor

  • Whether the loft space is looked at, where there is one
  • Will the report include photos?
  • What experience they bring
  • When you will get the report

Signs you need a roof survey

Some damage starts inside the loft space. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak.

Things that often lead to a survey include:

  • Lifted, split or missing lead flashings
  • Gutters that overflow in heavy rain
  • Ridge tiles that have lifted or moved
  • Torn or sagging underlay

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Mention any damp patches when booking
  • File the report with your home documents
  • Make sure we can open the loft hatch
  • Look for debris in the garden after high winds

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

Can I check my roof myself?

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

Common questions in PO30

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or use the contact form.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

What do you check on a roof survey?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Will you check the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
