Roof surveys across PO31: what to expect
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey natural slate, clay and concrete tiles and chimney stacks, and the problems we’re asked to look at most are debris building up in roof valleys and slipped, cracked or missing slates and tiles.
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take about one to two hours for most houses, or half a day or so for a commercial building.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.

Roof surveys across PO31: local notes
Across PO31, we survey roofs for owners, landlords and agents, from Cowes, Barton and Hunny Hill to the quieter places in between. Every report comes with photographs and written recommendations.
Our area covers London and South East England, including PO31. London and South East England have homes from every era, from period terraces to post-war new towns and new estates. Along the coast in PO31, roofs facing the sea take the brunt of the weather, and that is where ridges, verges and flashings normally show it first.
Cowes: If your house is among the older ones in the streets near St. Faith's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Osborne House lies about 1.7 miles east, so building around Cowes goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
What we are asked to look at in PO31
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.
Signs worth acting on include:
- Loose ridge or hip tiles
- Loose chimney pots
- Slipped, cracked or missing slates and tiles
- Gutters that overflow in heavy rain
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- The condition of the rest of the building (that is a RICS home survey)
- Defects hidden under coverings or inside walls without opening up
- Whether the roof structure meets design loads
How we price roof surveys
When we price a survey, we consider:
- The height of the building and how the roof can be seen safely
- Features like valleys, chimneys, dormers and parapets
- The roof’s overall size
- Basic, Standard or Premium
Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
What to tell us when you contact us
You do not need to know any roofing terms. It is enough to let us know:
- Your timetable, such as an exchange date
- Where the property is, with the postcode
- What kind of property and roof it is
- What’s prompted the survey
Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or drop us an email to find out.
Why get it checked now?
By the time water marks a ceiling, it is often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can frequently spot it sooner.
Before you book any surveyor
- Whether VAT is added on top
- Which limits apply to the survey
- Their report turnaround times
- Are they insured for the work?
Can I check my roof myself?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
FAQs for PO31
Do you go up on the roof?
Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.
How much is a survey?
Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Can you look at a roof that’s joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
Do you carry out asbestos surveys?
No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
Do you give a life expectancy for the roof?
Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
