Roof surveys across the Isle of Wight

About roof surveys in the Isle of Wight

Good roofs last decades, but their parts wear at different rates. Slate frequently lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey clay and concrete tiles, the roof space and flat roofs, and people most often book us about standing water on a flat roof and loose ridge or hip tiles.

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two on an ordinary house, or half a day or so for a commercial building.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Roofs, chimneys and gutters across the Isle of Wight

The Isle of Wight has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in the Isle of Wight.

Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in the Isle of Wight. Coastal towns and villages in the Isle of Wight see more salt and wind than places inland, which wears metal fixings and flashings faster. Ridges and verges facing the sea are worth checking after every big storm.

Newport: Carisbrooke Castle, about 1 mile south-west, is one of the historic houses in the wider area around Newport. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up. Anyone responsible for a site like Nine Acres Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Why roofs fail

Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. What starts as one slipped slate can become a leak.

A survey can pick up problems such as:

  • Leaning or weathered chimney stacks
  • Worn or blocked valleys
  • Slipped, cracked or missing slates and tiles
  • Loose ridge or hip tiles

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry.

Before booking any surveyor

  • Will they check the loft as well as the outside?
  • What insurance they carry
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What the survey won’t cover

How the survey changes by roof type

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Prices for roof surveys in the Isle of Wight

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone
  • Height and safe access
  • Extensions, dormers and garages with roofs of their own

All our prices include VAT. Roof survey starts from £150, including VAT. We confirm the price for the job before booking.

Getting in touch

A little information up front helps. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel
  • Access details, such as a loft hatch or a shared roof

For a price for roof surveys in the Isle of Wight, call 07833 053749 or email us. The address, the type of property and what you want to find out help us give you an accurate price.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Questions from the Isle of Wight

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Do you inspect the roof from on top?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We don’t provide structural calculations.

What does a roof survey cost?

Our price is from £150, including VAT. You will know the price for your roof before booking. For a price, phone 07833 053749 or email us.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.
