Roof survey in Winford: what you get

Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. Common reasons to book are debris building up in roof valleys and lifted, split or missing lead flashings, across clay and concrete tiles, flat roofs and the roof space.

In a small place like Winford, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What a survey costs

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Whether it’s a home or a commercial building
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What to let us know when you get in touch

To price your survey accurately, we will ask about:

  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from ground level or a window
  • The address and postcode of the property
  • Dates you are working to, such as exchange

When you’re ready to go ahead, ring 07833 053749 or email us. We will suggest a package, agree the price and find a date, weekday or weekend.

FAQs for Winford

Will you come out to Winford?

Yes, Winford is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I let a flat near Lake station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

How much is a survey?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on any day of the week. To arrange a date, ring 07833 053749 or email us.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Different roofs, different checks

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip.

Winford homes and their roofs

Winford is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Winford is about 2 miles from Sandown Airport. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Take a building like Newchurch Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Lake station, a dated record of the roof is useful when planning maintenance across a let.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Mention any flat roofs as well as the main roof
  • Gather any paperwork for past roof work
  • Photograph stains when they appear
  • Do not climb onto the roof yourself

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.

Common roof problems in Winford

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.

It is worth booking a survey if you’ve seen:

  • Leaking gutter joints and downpipes
  • Loose ridge or hip tiles
  • Torn or sagging underlay
  • Valley linings that have cracked or split

Take an older house close to All Saints' Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

  • Whether you get a written report with photos
  • What they will not be able to tell you
  • How soon the report will arrive

What a good roof survey covers

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Winford can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. We email a report with photographs and recommendations.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Tell us about any leaks, stains or damp patches you know of
  • Jot down any questions you want answered
