About our roof survey in Branstone
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof, so they deserve a careful look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’re worried about torn or sagging underlay and leaning or weathered chimney stacks, a survey will tell you what’s going on, on clay and concrete tiles, natural slate and lead flashings alike.
In a small place like Branstone, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Local roofs in Branstone
Branstone lies within about 3 miles of the sea, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Some villages on the Isle of Wight still have thatched roofs, and nowhere on the island is far from the sea. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For site and facilities teams at buildings such as Newchurch Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as All Saints' Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Leave it or get it looked at?
Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. Older cottages and farmhouses around Branstone can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

Questions from Branstone
Do you survey roofs for landlords with property near Shanklin station?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Do you cover smaller places like Branstone?
We do. Villages and rural addresses get the same survey as a town house.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Will the report say how many years my roof has left?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Will you climb onto the roof?
Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft.
Do you use drones?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
When to book a survey in Branstone
Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. What starts as one slipped slate can become a leak.
Common reasons to book include:
- Torn or sagging underlay
- Leaking gutter joints and downpipes
- Slates or tiles that have slipped or broken
- Cracked mortar along the ridge
Haseley Manor lies about 1.2 miles north-west, so building around Branstone goes back a long way. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.
Choosing a roof surveyor
- How soon the report will arrive
- What follow-up you get after the report
- Whether the price includes VAT
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
What this survey can’t tell you
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- A full building survey of the property
- Whether the roof structure meets design loads
- What’s under the slates, tiles or felt
If in doubt, phone 07833 053749 or email us and we will suggest the right survey before booking. What a survey covers and doesn’t.

What happens on the day
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It usually takes about one to two hours for most homes, depending on how many separate roofs there are. Rural addresses near Branstone can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Preparing for the visit

What affects the price in Branstone
We confirm the price for your roof before you book. This is what makes a difference:
- House, block, shop or office
- The roof’s overall size
- The number of roofs, including extensions and garages
- Chimneys, valleys, parapets and other details
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.
What to let us know when you get in touch
The more you tell us, the easier it is to price the survey. When you get in touch, it is useful to mention:
- The type of building and roof, like pitched or flat
- Your timetable, such as an exchange date
- The address and postcode of the property
- Pictures of the roof from a safe spot, if you have them
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you are ready.
