Our roof survey service in PO36

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We are often asked to look into leaking gutter joints and downpipes and valley linings that have cracked or split, on flat roofs, lead flashings and chimney stacks.

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about one to two hours for most homes, depending on how many separate roofs there are.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Roof surveys across PO36: local notes

Owners across PO36, from Sandown, Shanklin and Lake to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in PO36 are part of that picture. Parts of PO36 are on or near the coast, where roofs face more wind and more salt in the air than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.

Sandown: The streets around a church like Christ Church are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as The Bay Church of England School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How we price roof surveys

All our prices include VAT. What changes the price is:

  • Height and safe access
  • The size of the roof
  • The shape of the roof and its details
  • Basic, Standard or Premium

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Getting in touch

There’s no need for technical words. It is enough to tell us:

  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • Access details, such as a loft hatch or a shared roof
  • Any deadline, such as an exchange date

A quick phone call is typically the easiest start: ring 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.

Different roofs, different checks

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping normally points to corroded nails, which we describe in the report.

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

What we’re asked to look at in PO36

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.

Signs worth acting on include:

  • Standing water on a flat roof
  • Slates or tiles that have slipped or broken
  • Cracked mortar along the ridge
  • Worn or blocked valleys

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

PO36: your questions answered

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, like serious sagging, we’ll say so. Our survey is not a structural engineer’s report.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What’s covered in a roof inspection?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
