About roof surveys in PO38
Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. We survey ridges, hips and valleys, the roof space and chimney stacks, and common reasons people get in touch are worn lead at chimneys and abutments and crumbling chimney pointing or cracked flaunching.
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes an hour or two for most homes, depending on how many separate roofs there are.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Every part of the roof is checked and photographed.
- We email a written report with photos and recommendations.

Roof surveys across PO38: local notes
From Ventnor, Niton and Wroxall to smaller places, people across PO38 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.
Several airports in London and South East England have flight restriction zones around them, so every drone flight in PO38 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given. Coastal parts of PO38 can be windy, which matters for drone flights, as a small drone cannot fly safely in strong wind, so the weather on the day decides. Roofs there also face driving rain and salt air.
Ventnor: Anyone responsible for a site like St Catherine's School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like St Catherine's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.
What you can safely check yourself
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Practical tips
Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:
- File the report with your home documents
- Include dormers, porches and garages as you book
- Let us know about any leaks or stains you’ve seen
- Move stored items away from the loft hatch
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
Every so frequently, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
Surveys for landlords and agents in PO38
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- How the roof will behave in every kind of weather
- Structural calculations (that is a structural engineer’s job)
- Defects hidden under coverings or inside walls without opening up
Leave it or get it looked at?
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm.
What to check before booking
- Will they check the loft as well as the outside?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What’s outside the scope of the survey
- Will the report include photos?
Questions from PO38
Do you give a life expectancy for the roof?
We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
What insurance do you have?
Our cover is professional indemnity plus public liability.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.

Do you look in the roof space?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.
