Roof surveys for Chale Green homes and businesses

Roof surveys for homes and businesses in Chale Green

We survey roofs in Chale Green and across London and South East England. Visits run on weekdays, Saturdays and Sundays. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, ring 07833 053749 or use the contact form. If you’re worried about torn or sagging underlay and lifted, split or missing lead flashings, a survey will tell you what’s going on, on lead flashings, natural slate and clay and concrete tiles alike.

Older buildings in small places like Chale Green may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What happens if roof problems are left?

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. We check them before they cause trouble. Outbuildings and barns around Chale Green are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Chale Green questions

Does a conservation area affect roof work in Chale Green?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does being near the coast affect roofs in Chale Green?

Frequently, yes. Within about 2 miles of the sea, as Chale Green is, metal fixings wear faster and gales find any loose ridge or slate.

Can you survey at the weekend?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or drop us an email.

Can you tell me how long my roof will last?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the loft space.

How the survey changes by roof type

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

Signs you need a roof survey in Chale Green

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

Here are some of the things we see often:

  • Cracked or blistered flat roof coverings
  • Flashings that have come away from the wall
  • Ridge tiles that have lifted or moved
  • Loose chimney pots

If you live in an older home near St. James' Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What’s in a roof survey

Chale Green homes and their roofs

Chale Green is within about 2 miles of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. About 2.5 miles north-west lies Wolverton Manor, a reminder of how long the area around Chale Green has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Look for debris in the garden after high winds
  • Find records of any re-roofing or repairs
  • Ask about a flat roof on an extension or garage too
  • Leave roof access to professionals

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

How it works

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It usually takes an hour or two for most homes, depending on how many separate roofs there are. Around Chale Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint outside.
  4. Inside, we check the loft space where there is safe access.
  5. We email a written report with photos and recommendations.

How to prepare

  • Tell us about any leaks, stains or damp patches you know of
  • Keep pets in another room

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A full building survey of the property
  • Confirmation of asbestos in soffits or cement sheets
  • How the roof will behave in every kind of weather

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.
